Advice needed for Purchase of new build

    This is something that has to be right isn't it? It's such a huge deal. I hate moving house, so we really need to get it right this time so i don't have to do it again!! Pressure!!

    Yes - its a massive deal. I can still see myself moving one more time after this but I still need to get it right. I wouldn't move but I travel about an hour each way to work and I need to be closer.

  • I've been there too. I worked in York before we had the baby and what should have been about a 20 minute journey with no traffic used to take me over an hour some days, and that was even with setting off to arrive at 8am instead of 9am. It would likely have taken almost double that time if i'd tried to get there for 9am!

  • skintlass: I don't know if they've been in contact with you too, but Charles Church just called me and they have 4 bed detatched houses for sale at £205,000 now. They are sending me their brochure with a price list as they've made some price reductions.

    I know you said the road was too noisy, but i thought you might be interested anyway. :)

    Thanks for the info, was that the thaxted - I'll consider it anyway. I preferred the finish of Charles Church inside the houses to the GW ones. Are they doing part-ex as well? Have you heard anything from GW?

  • I am assuming it was the Thaxted because the others were all a lot more expensive.

    I'll try to get down to the CC development this week to have a look.

    GW did get in touch. I made an offer, they said it was too low then offered me it for £190K, which was too high. I laid out how much we could afford extra on our mortgage and basically said "if you can get us from here to there for £X extra on our mortgage it's a done deal." She said she'd refer my offer, but that was Saturday and i've not heard anything since.

    Did you still keep the 30% diff between yours and theirs (and which one did you go for in the end - was it the hadleigh?). CC weren't building in the summer until you'd completed on your sale - wonder if they've actually built any since.

  • Hmmm.. don't know. The woman on the phone wasn't that helpful really. I wanted to ask her more questions about the CC development, but got the impression she was rushing me off the call. I'll get a brochure in the post soon, then i'll have a look at the site.

    My offer to GW was with less than a 30% difference. We can't buy otherwise. I guess it's up to them to look at how much interest they have and what their targets are. Maybe they have other buyers, maybe they don't. We will just see if there are any houses left when they are all built in summer - or even better towards the back end of this year when prices have dropped again and it's their end of year.

    Yeah I think end of year could be a good time as its dead in Dec anyway. Interesting the attitude of CC - you'd think they'd be desperate to get people interested on the phone initially. Did you do the drive by in the evening to see what was happening? Another thing to watch out for with CC is if they've started the heavy planting that they were promising to do early summer to help shield the road noise as I bet they haven't started that yet which wouldn't be a good sign.

  • Nah, i haven't driven through yet. I'll probably wait until the weekend. Gangs of kids usually hang about on Friday and Saturday nights and they're the main concern really. I'll look out for the planting at the same time.
