Advice needed for Purchase of new build

  • Small update:

    I have looked at another development near us. I don't know if you've heard of it? Staynor Hall. Barratt have a 4 bed detached house there on at £190K and it's comparable to GW's Balmoral, which is on for £250! It has 4 DOUBLE bedrooms, not just 3 plus a box room and it also has a utility room.

    I'm going to check this one out!! They also do part exchange!

    They do and I looked at Staynor Hall as well (Charles Church) but it is next to a very busy noisy road and close to a not so nice area of Selby, I asked around and spoke to people from work who grew up near Selby and was recommended Brayton rather than Staynor Hall but I think you need to go and see for yourself. It is only 2 mins drive away.

  • Yeah, i know about the reputation of the Abbots Road estate, but i think it's actually improved a lot in recent years, Also, i know that Steeple Chase is right next to another rough area of Selby called Legoland, so i guess it's swings and roundabouts.

    We're going to take a drive down both developments at night to see who's hanging about there. My sister lives on Staynor Hall though in the affordable housing and she has no problems there at all.

    George Wimpey are part of Taylor Wimpey along with Bryant Homes, Laing homes so unlikey to go bust, they do need 30% but good deals are out there ,an easy mover valuation is not the same as part exchange and you would have signed a differant form for each,normally part exchange has to be within 6months of build .easy mover is only given 6-8 weeks for sale and is reviewed weekly, same scheme by many developers.Developers dont buy homes they sell them so the part exchange price has to enable a quick sale, most will deal on the price of the new home.Good luck

    Ah thats interesting info about Steeple Chase. What about the road - didn't you find the road next to Staynor noisy and busy (I live on a main road at the moment and would like somewhere quieter). Will be interesting to hear about the night comparisons :-).

    Its good to hear from an insider - are Christmas and June the best time to get a deal due to financial statements from GW? I really don't think I can go through the strain of selling again so would like it all tied up with a part-ex.

  • I've looked up that December is GW financial year end and June is their interim. This means that we're probably likely to get a better deal around those times i would imagine.

    The road near Staynor Hall is a busy one yeah, but the estate is actually set back from the road quite a bit. I would imagine the houses on the front of the estate would be much noisier than the rest. The estate is also quite large, so any that are away from the road should be fine.

    I'm going to go down and have a look at the Barratt homes house next week i think. I've already spoke to Bob there and he said i can have a look at it from the outside, but it's being built as we speak so i can't go inside. I guess that's a plus over the Hadleigh by GW because they aren't due to be completed until June.

    If either of them aren't willing to sell for what we can afford i'll just keep an eye out and see if they still have anything left mid-year. We're in no rush. :)

    I'm in the same state as you and looking to get a deal maybe in Dec. The houses I looked at weren't that far from the road but as I said it was charles church rather than Barratt. They are closer to the big roundabout.
