They should get in touch with you soon but be aware when they did mine the offer expired after the weekend (I got the offer late friday afternoon) and they didn't tell me that - I thought we were negotiating but no - it was a one shot deal. Thanks but we only exchanged unconditional contracts on Friday, the house wont be built until May.
I agree with the weekend offer thing. It is a tactic of theirs to announce the deal on a Friday and give you that day only as they had previously booked me in to see the sales negotiater on site with an appointment to reserve the plot. However, I did not feel pressured by this and had we not come to a mutual agreeable figure, I would have cancelled that appointment. The plot would still have been there the next week I figured.
Throughout the process, I kept reminding myself that I didnt need to move and the worst that could happen would be that I was living in the home Id lived in for the past 13 years and what would another few be?
You have to keep yourself in check and not let your heart rule everything in negotiations of this kind. When we were doing the deal I was harsh! lol. I hit them hard!

Yes I tried very hard not to let myself get carried away and only started believing when i had an offer accepted on mine - it wasn't to be however. I'm interested in how your part-ex is working as it seems as if it's very similar to the easy-move scheme as they have already sold yours and at close to what they paid you - I wonder if they would have been so keen to get on with your build if they hadn't already sold yours. Do you know we have been so so lucky as everything that other posts have pointed out as being negatives on new builds just havent happened to us. Touch wood.
No they pulled it forward before we sold as the weeks before they put it on the market they were having the survey done and the surveyor advised an electric and wood rot survey with it being a victorian house. These took time to arrange and follow through and eventually get back to them.
We did a loft conversion in 2002 which (like all the other rooms in the house lol) didnt get completely finished (ie we had fire doors to put on downstairs) before we got building regs in to give us completion cert and they exchanged contracts without that being received!
Im not quite sure why everything seems to have gone our way so far and Im sure some people would say its because they have overpriced their house. I dont feel like Im paying over what it is worth tbh as I have looked into similar houses in the area and beyond and it doesnt compare. Maybe its in the eye of the buyer as to what a house is worth as people so often say.

Yeah, it sounds like you have ended up with a really great deal and i hope it works that way for us too. I have the first of their estate agents coming round tomorrow afternoon to do their valuation.
I also have a friend who might be interested in buying our house. She's just waiting to hear what the valuers say about it. That would certainly be very handy!Sarah.

I'm pretty sure they've sold all the Hadleigh's they had built already, so it would be off plan...
I think when we get our valuation though i will just ask what they have available right now and see what they say. I guess everything depends on what we could get for our house. I really have no idea at all what it's worth!Sarah.
