Advice needed for Purchase of new build

  • Now that I am thinking, maybe we were a bit too easy tbh. Maybe we couldve gone really really low and walked away for a couple of days but we did the negotation within a couple of hours tooing and froing but from the advice of a poster on here who always makes lots of sense and gave me the encouragement to negotiate (she said to go in hard and make them aware you mean it and are prepared to walk away) we managed to get a good deal of which I am still delighted with a month later. He seemed very keen to "do the deal" so to speak.
    We didnt have any problems with negotiation with our house as they asked us what we wanted when they visited the house to check it out and came back to us with that exact figure plus incentives plus the stamp duty paid. You would probably deal witht he same person as we are nearby to you. However, I do feel we were in the right place at the right time as we decided to move and looked into it the week before xmas and did the deal the week after New Year and not many people were looking around they also hadnt sold a house since october. Now is a different story as they have sold some houses as there are lots more people looking around.

    I nearly bought a cambridge on that development and although I would have got more for my house then than I would now from them I'm glad it fell through as they weren't reducing the prices of the houses by much at all. Hopefully they'll be more willing to negotiate now as they did virtually no negotiating at the time. I'd be very interested in hearing what you manage with them as I still like the houses on the development but think I'll wait a year before looking again. I preferred the hadleigh to the woodhaven as I felt the layout was better in the hadleigh - the woodhaven has a long narrow living room rather than a square one.

  • Sarah, i thought of another question and i hope you don't mind me asking... How much did they give you for your house? The sales lady told me that they need at least a 30% difference (30% of their house) between the two...

  • Yes true, they did stipulate this. They gave me £115,000 for mine. I am paying £190,000 for theirs.
    You could sell it via their housemovers scheme where they help you sell. They even cover the cost of the EA and moving costs (we dont get moving costs). Mine sold within the first week of them putting it on the market as they price them really well. ie houses of a less than equivelant on my street up and not selling for £124,000 mine on a guide price of £104,950, Very clever IMO. Is your house one which would sell pretty quickly? If so, maybe the house moving scheme would be better for you?

    At least with their easymover scheme you only loose £100 if the house doesn't sell within the 6 weeks.

    They seem to have changed their easymove scheme as I was on that and I had to put down a £500 deposit but I got all of it back when they pulled out. I had an offer on my house for way under the asking price (people seeing what they could get away with) and then they pulled out as they had offered on multiple houses and obviously got another even cheaper. I had 2 sales on my house fall through which is why I want to part-ex next time -can't deal with the strain.

  • None yet. :) We have arranged for an estate agent to come and value our house this week and they have arranged a couple too as part of their part exchange scheme.

    That's all for now. Hopefully i will have something more interesting to report in a week.
