HA does not class toilet not working as an emergency!

  • Try being in the house for twelve days over Christmas with no heating whatsoever. With an eight month old baby and a two year old to take care of in sub zero temperatures. I couldn't even GET THROUGH to the HA.

    Also a door handle falling apart completely so that the only way to secure the property overnight was to jam furniture against it. Didn't sleep particularly well as you can imagine.

    Both these things on what was then a brand new property three years ago. HA couldn't give a monkeys.

    Surely the staff at the HA can also have an xmas?


    So you pay rent, well so do lots of other people. If you want everything to always be fixed within 24hours, youll have to pay more rent, or the HA will have to start charging call-out charges.

    Pardon my ignorance but wouldn't water for the toilet cistern also be metered through this? What difference does it make?

    People tend to throw more down than using the flush.

    If it's just a lose connection that can be put back on then it's not a problem to sort out if you have a basic idea of DIY - sometimes a bit of wire needs replacing or the thing putting back in the doodah. (See I'm pretty clueless but I'd have a look!)

    There should be a bit to adjust to make it flush with the top of the cistern off. - it's not rocket science to work out on an old fashioned loo but these modern push button things - I've never looked at one of them!

    If it's just a case of adjusting a bar within the cistern instead of moving the handle then it's certainly livable until 5th Jan.
    If water is constantly flooding in to the cistern then the ballcock is stuck.

    Now THAT is an emergency. No heating for such very young children could have very serious results. Clearly a wonky flush is nothing compared to this!

    I hope you have lots of blankets and clothes for yourself and the little ones. Wrap up warm and see if you can beg/borrow/steal another method of heating in the meantime. And see if you can stay with friends/family - even just going over through the day can make a big difference.

    there is no law under landlord and tenant legislation which defines how many days a repair should take. what has been quoted above are GUIDElines - and nothing more.

    The law says that a landlord needs to take "reasonable measures" in the circumstances to repair whatever is needed.

    This HA has responded verbally, and has understood the situation, and has given a date which i consider reasonable (given that it is christmas time and half the country shuts down)

    A tenant is not entitled to any additional benefits over and above what an owner-occupier might expect to encounter - i would consider it quite reasonable if i had to wait a week for a new part for this situation.

    clearly if a toilet was blocked and faeces was spilling onto the floor, that would be an emergency - and would need immediate action under Health and Safety - but the current situation is not an emergency - inconvenient as it may be

    Personally I try and conserve water by not flushing at all - I just leave it to the next person who uses the toilet to choose whether to use the second-hand water or flush it and replace with fresh - similar to sharing bath water really.

    The added advantage is that I save even more water by not having to wash my hands since I don't touch the filthy flushing lever.
