Anyone Purchasing Property From Ambasun Bulgaria?

    Instead of asking us to come to you with our questions. Why dont you take this opportunity to come clean and tell the truth of what has and is actually happening. There are too many clients to mention that are all completely frustrated with this mess. Our money is stuck in appropriations somewhere and we are not being given the truth on where and what it is being used for.

    Why dont you use this forum to answer all the questions from clients, We ALL have the same questions as we are ALL in the same boat unfortunately. It may give you a chance to redeem yourself as to be completely honest you from client feedback you have done little to support us so far

    We are buying a 57sq mtr apartment in block B. We originally were buying one in Orpheus house but Ambasun pulled out of this development as the builder was not on target with the project. Ambasun offered us a top floor apartment in Dawn Park for £36,057 plus solicitors costs. We have been offered a furniture pack by Delagio at 6,000 euros. We are fully aware of the financial problems between Delagio and Ambasun but don't believe it will affect the development. We have recently received 18/03/09 pics of our apartment which looks almost finished. So far we have only paid £9,000 to date, however, we have agreed stage payments with Delagio on the balance. Regardless of whether they are overpriced, not ready on time, not going to be rented out and not going to be maintained does anyone have any other reasons why we should cancel our contract and lose our 9k?

    you are obviously and agent of Ambasun, as the things you are writing cannot be expressed by anyone else!They are trying to disrepute me in every way, so clients change to a more friendly towards them solicitor. They obviously thought that as they linked me to many of the clients I am going to put up with them no matter what they do. They have now seen that I don`t.

    In regards to the question:
    1) I never ignored any requests for information from Ambasun;
    2) Ambasun have an appointed by them accountant in Bulgaria, who is an independant ouditor of the client account. She is constantky given information for money received into the account and everyone who is interested can always find out what is done with the money.This question is rather insulting. I am an honest person and would never misappropriate a cent of a client`s money! In the same time many evidence show that Ambasun did that.
    3) and 4) Amazing question - I don`t see how it is anyone`s business where I do my job from - my own office, rented premises, and whether or not I pay my rent.
    5) I have never refused working for anybody. The only problem is that clients paid Ambasun My solicitor fees and the agency did not pay me for some of the clients. The statement that I share an office with "Desi" seems like a slunder, what proof do you have for asking this? It is not true at all. And in addition I do not know a developer named Desi. As far as I know this Desi is shareholder in the developers "Delagio" and Golf and ski, the other shareholders there are Brandan Maxwell and AMBASUN international. So this "desi" is not a developer. All of the above is slander and it is a shame it is anonimous, as otherwise responsibility may be imposed.

    As for the telepohnes - I do not pick up on hidden numbers and Ambasun numbers, because Mr Brendan Maxwell allowed himself to try extort me on the phone.

    I am not worried if you are not friendly towards Ambasun, you are supposed to be acting for us as clients. We are the ones that have paid you. However, in the UK working from the developers office FOC would be seen as a conflict of interest. The term in the UK is that "the developer has you in their pocket"
    I have appointed an independant solicitor in Bulgaria also as I have no faith in you personally.
    I have asked this solicitor to delve into Delageo and surprisingly you or someone with the same name as you were listed as a 2% shareholder.
    How can you act for clients purchasing a property from a company you have an interest in?
    The fact you are so dismissive of the issue with your office also worries me.
    None of this is slander. It is all factual. I have the documents, albeit in Bulgarian to prove the facts

    I will of course use the opportunity to elucidate on the situation. I even regret not entering this forum earlier, because I only now see how hard are Ambasun trying to discredit me. It is obviously part of their way of conduct. If I knew they were going to drag me into such a mess, I would have never started working with them.
    The general and crucial question is the one for the money. So now I am going to explain how things stood since the beginning, so all speculations about it stop.
    When Ambasun negotiated a commission contract with each developer in Bulgaria, they insisted that all client`s payments must be gathered in their bank account. They had right to deduct their commission from each person`s first payment. Therefore, all other payments, excluding the first instalment, must be transferred by the agency to the given developer Instead of paying different developers to different accounts, Ambasun just chose to send a bulk sum to my account and I had to distribute each amount to each developer.
    The process itself was as follows:
    Along with each money transfer Ambasun sent a report with breakdown on what sum is for each developer. This report is checked by an appointed by Ambasun accountant in Bulgaria, after which she gave me a report what amount is for which developer. Then I called the latter and either transferred the money to its bank account, or gave it in cash, as they requested. In the last case I always got receipts.
    After the payment , I sent the documents proving it to the accountant, who took note.
    So all money which went through my account and all payments form it to developers are supervised by this accountant, who Ambasun chose. She has all the information. There is nothing hidden and everyone, who is interested can have information from her.

    I can see that you have indeed sold your shares in Delageo. The date on the paperwork i have is June 2007 which is after you were engaged and paid by me as solicitor.
    How can you say this is not conflict of interest?

    I would suggest there is a good chance you have already lost your 9k. Its up to you how much more you wish to risk.
