Anyone Purchasing Property From Ambasun Bulgaria?

HI Sirhan
I do feel we should all work with each other and if the legal route becomes our only option, as a group would be better .I also think Horseman has a very good point and after I get the answers from ambasun uk and my solicitor I might do what he suggests.Watchdog is a good idea but I would favour moving forward with the developer if possible.that way we might get the developement finished. He needs money to finish and we are all holding back funds. Before this can happen I need to insure all monies have been recieved by him and a new contract is in place that I am happy with. Also a visit to the site would be a must for me.Perhaps we could all try this approach and see if it could work.We could then see how we stand with ambasun uk for not fufilling their contract.
Any thoughs on this approach appreicated.0 -
I cannot understand why so many of you want to consider legal action which is expensive and almost certainly pointless, when for about £200 any of you could get a cheap deal from a tour operator and spend a whole 7 days in Bansko with flights, transfers and accommodation all paid for, and go and see the situation for yourself!
In that time you can go onsite, try and find and speak to the developer and quite possibly sort out all your problems. And you get a short holiday.
I do predict, however, that starving the developer of money is a sure-fire way to make sure the projects never get finished.
Is this too simple to understand?0 -

Hi Both
I am happy to meet with you both to discuss the way forward.

The sooner the better really
Any suggestions?0 -

What about a surprise visit to Amba sun office by us all?
we can then refuse to move until we get all details from them and then this will help us decide how we go forward with developer if we get what we need from Ambasun0 -

Hi Sheilared/Mark08/Noel123
Been in lots of discussions with Bulgaria over the last 48 hours.
Informed Desi - I have sent story to watchdog and will involve a newspaper also.
Strangely enough he sent me in writing confirmation from the developers accountant that all my monies have been received. Accountant is Krasimira Mihova
They now agree only my final payment is due, however they want it in Euros and the Euro amount would mean an extra £1k for me as my contract is in sterling and to convert at todays exchange means an extra £1k plus,
No way, I have told them that sterling it is or I want all my money back as I consider my contract to be with Ambasun in sterling so therefore it must be void??
They claim the dispute is over commission but after pushing a little further I think it could be over the decline in GBP/EURO as I understand
Amba sun are given a price for the apartment in Euro
they then take their commision out of the first payment we make after the initial deposit etc.
We make the payment to Ambasun, they convert to Euros and pass to developer.
funny that this has all only come to light in the last quarter of 2008 and not before. If the commission is taken from the first payment which is what Desi advised, then how can the dispute be over this. surely we would have know back in early 2007 when the first installemnt was due?
Strangely enough, Anna has also located the solicitors fee which I paid, despite her being adamnat that Ambasun had not sent it!!
I have submitted my story to watchdog and am awaiting a response from them. I have informed them there are many many of us in the same boat. I will await their response before I speak with the newspaper I have in mind.
Desi was quite rude on his emails - he said dont think you are the most important customer to me - I have 400 clients
yes all who are probably in the same boat !!
However do seem to have made progress, despite him saying he would enjoy the media attention, they seem to have reacted to this. I am still pursuing via the media route though as I have lost all confidence in the parties involved and too in Bansko which is a shame. Husband really just wants our money back now0 -
did they tell you you have to pay stamp duty on your appartments nadia from bulgaria told me today we have to pay 3.5per cent that was not mentioned when we was out there with the rep she told we we only have to pay for the flat did not say anything about stamp duty0

Whilst obviously I wish everyone here the best of luck, any thoughts of receiving a refund are really just pipe-dreams. I doubt there are any developers with any money to pay a refund. You'll tie yourself up in knots if you try going down that route.
Sheilared - You should definitely have been told to add 3-5% to the price for duties and taxes, this is absolutely standard for a reputable agent.
Rianne - If you are writing to someone called Desi you are in correspondence with a woman as this is a woman's name, not a man's!0 -
SHIELARED
Yes I was told completion costs would be approx 3% on top of the last payment.
Have you paid your final payment yet?
I spoke to MARK08 on the phone the other day in detail to compare contracts and updates so far. If you want to call then private message me your number and I will give you a ring so we can all be certain we are being told the same things.
Currency fluctuation appears to be the problem that Ambasun/Developer are discussing.0 -
Horseman
Yes I am aware that Desi is a woman, not spoken, just email correspondence.
No one would be starving the developer of money if the developer could agree how much is outstanding. They have confirmed all my payments so far, however the require my last payment in Euros, my contract is in sterling and is signed by Ambasun. I will pay in sterling only, as the figure Desi is quoting as outstanding in Euros is not equivalent to my sterling final payment converted. It is an extra £1000 to which they have no chance. I am happy to pay my sterling amount transfer into its equivalent Euro, but no more
the developer is creating this mess himself0
