I was talking about this thread to my sister just this morning, she laughed and summed the situation up pretty well IMO She said "it's the elephant in the mortgage room, everyone knows it's there and everyone tries to pretend it's not, as it's not PC, even if it is statical true that there are more problems with Muslim buyers than any with clients from any other background"I disagree, a word to be cautious cannot harm, can it?

We secured our house because of "attitudes" be estate agents.
We bought in 2006, before the fall.
This was our max offer so we waited. Two weeks. Then we heard that our offer was accepted. TBH at the time we didn't know whether the other offer was true or a ploy to get us to increase.
After exchange, when we were measuring up, I asked the seller if there genuinely had been another offer. He said that there had and it was the same as our offer, but that the EA had told him that it was from someone "where that lot are known for reducing the price moments from exchange" so he had picked us. He said he never inquired what "that lot" meant as he thought the remark was tasteless, but at the end of the day he had to choose between two offers and so was led by the EA.
So thanks "that lot", whoever you are, thanks to you I got my house.
Of course, as 'that lot' are being discriminated against, they'll have to fight back somehow. Otherwise, they'll either never get a house or they'll always pay over the odds. The obvious thing to do is to offer a bit more and then trim that back at exchange. Oh, that's what 'that lot' are doing. But, which came first the chicken or the egg?No reliance should be placed on the above! Absolutely none, do you hear?0 -

People won't always pay over the odds if they make realistic offers that they intend to stand by. That is what the vast majority of people do.
We build up a relationship with the EA as honest people. Then you can be represented to sellers to your advantage.
In my case I'm not convinced that "that lot" were necessarily muslims. There are few obvious muslims round here; though the area is culturally diverse.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. The vast majority of people stood by their offers in 2006, but if you read the quotes from earlier on in this thread, the vast majority of people were not doing that in 2008, apparently. Indeed, there is lots of anecdotal about gazundering being absolutely rife then.
However, the real point is that, if people are being discriminated against, that will tend to make them act in a particular way. In your case, the 'other lot' made a perfectly sensible offer and may well have intended to stand by it, yet they were discriminated against. I guess if that happened to you a few times, you would change the way you did things.
Don't get me wrong. I entirely approve of the way you acted, ie "We build up a relationship with the EA as honest people. Then you can be represented to sellers to your advantage". Half the people on here think that gazundering shows good business sense, a true MSE behaviour pattern rather than behaving unethically.
