    Hi ya

    Yes my hubby suggested that last night, said if they were being that tight then give us the asking price and we will pay their stamp duty!! lol, as you can most probably tell he hates talking 'house' anymore!

    Have spoken to the EA this morning and he has not heard back as yet from the couple, so i suppose no news is good news at the moment - or so he says!
    I did say tho that if we were to accept the £175,000 (£25,000 short of our asking price) and that was their final offer then i would expect to receive £25,000 off of the one i want to buy - which up until this point has not had an offer on and they havent dropped their price, plus its also on same EA books so may be able to wangle it - so just waiting to see what the couple come back and say, maybe that will be the solution, who knows but what i do know is i wish my blooming phone would ring!!!
    Hi, yes it always get very fraught when discussing buyers. Hubby and I both get very wound up. Both end up apologising eventually!

    It is also agonising just waiting for the phone to ring with some news. Looks like you have given it some real thought though to find a solution. I am sure the EA would try really hard to get the house you want to buy reduced , because he will get 2 lots of commission. They can be very persuasive when they want to be. Let us know as soon as you get some news. Everything crossed that you will be moving soon.

    Ah thanks hun, yeah hubby is def sick of coming home every night and our topic of the evening is always something to do with this house or the new house, hes getting totally sick of it all.
    Im just desperate to move, even tho everyone says im mad because new baby due beginning of Feb and of course the way the market is, but i have found the perfect family home and its so hard not to think about that 24/7.

    To be honest tho £175,000 is just an insult we feel, we went on with this agent 6 weeks ago at £224,000 so have dropped £24,000 already in 6 weeks there is no way we would drop another £25,000 thats just silly, i do know where you are coming from tho with the stamp duty freshold and that may be our problem but we shall just have to wait and see i suppose.

    Hi, in this market an offer of £175k is very reasonable (average selling prices are 11% lower than asking) so to say it is an insult? I am aware you have dropped the price but what is to say those stats have not included the same senario with other sellers? At 200k i would certainly attempt an offer of 175k and feel it to be very reasonable.

    Gosh, you are being brave to move with a new babe due soon. But I would do the same. The trouble is once you have seen the perfect family home, your mind is focused on that and you just want to get rid of the existing house. Tell hubby that it will all be worth it the end to have a happy wife! Just hope that phone call comes in soon now to take some of the stress away.

    Must go and do some shopping now or hubby will have no tea. Mind you would give us something else to discuss! Hope to see your update when I get home

    Hi, yes i understand but be aware things are looking very much like they are going to get worse before they get better. I noticed you turned a very healthy offer down not so long ago and i am afraid this will continue. Looking back over the past few pages it seems alot of posters are stating the same things and trying to help you.

    There is no joke involved when you are offered 12% below asking price in this day and age.......take the loss now and recoup it over the next ten years or so.

    I think unless you absolutely have to Sell you would be crazy to sell up and move just because you have found you "dream house" you would be better to sit back and weather the storm, and move up up the ladder in a couple of years once it has all calmed down.

    I think unless you absolutely have to Sell you would be crazy to sell up and move just because you have found you "dream house" you would be better to sit back and weather the storm, and move up up the ladder in a couple of years once it has all calmed down.

    That's too sweeping a statement. The current 'storm' represents the best chance some of us have of finding that special property at a price we can afford...... But first comes selling!

    Another factor is one's age. Fine if you are 40, but I'm not, and I don't wish to hang around waiting for things to 'calm down.' We live in unprecedented times, and it's occurred to me that we may not return to the prices we have now for a very long period, let alone those 2007 prices.

    The best strategy still seems to me to be STR. Once established in a rental one can look around for that dream property or, alternatively, hold off until it is clearer which way the wind is blowing.

    'Things can only get better.' Hmm, I doubt it!
  • Been on the market for 4mths at £250.000. I've had one viewing who were not in a position to buy AAARRGGHHHhhh!!. Just dropped to £225.000 it's in a select cul-de-sac & select area. Semi with off road parking, garage, front & back garden. Just had news neighbour across the road wants to buy (just sorting his finances out). Fingers crossed!!

    Just had a call from the EA and the interested couple want to come and view again on Saturday at 2pm - weird as they have already put in two offers which i declined, so dunno if they are coming to actually speak to me in person or are they coming to make sure this is the house they really want, or are they coming to cross it off their list??? lol god i wish i knew.

    Gonna have to make sure everything is sparkling again, hard work when you have 2 kids are pregnant have a chest infection and also youngest 14 months is ill with chest infection too (spent all day at A&E yesterday - which is another story in itself! lol) - but i wanna sell my house so its gotta be done!

    Heres hoping they up their offer on Saturday!!!
