No feedback yet from the viewers at the weekend, and its gone spookily Quiet at the moment, went to see a friend yesterday who has just put hers up for sale too.
Sorry, you haven't yet got your buyer. But thanks for starting this thread. It has been very helful to read so many people who are in the same frustrating situation. I have been impressed with your number of viewings though, so keep going and really hope you get the right person soon.
  • I spoke to my EA & he said it has gone really quite as people are waiting for the banks to drop their rates so they can get cheaper mortgages. He thinks it may pick up in December when they do but then it's getting near Xmas & I can't see people looking then but fingers crossed. Mine been up 2 weeks now & no viewing so feeling fed up. I knew the market was slow but i though I would have had some interest.

Oh Feefee, it is so disappointing and frustrating. Especially as you get the agents in and you feel all fired up to sell. However, I usually find it takes about 2 weeks for the agent to get the property up and running and advertised properly. So hopefully you may start to get some interest now. As you say, sometimes the run up to xmas is particularly quiet, but in January more people are motivated to move. Mind you in these times, with this tricky market everything is more unpredictable. Fingers crossed for a call from the agent soon.
  • Our house went on the market at the weekend, have had EA on phone have 3 viewings this weekend! very pleased didn't expect that so soon. May come to nothing but it's a good start.:j

Wow Hostiegirl, you must be thrilled. You are nearly up to my number of viewing in 15 months! Would be fantastic if you get a buyer quickly. Would also cheer me up and make me believe that there are some real buyers around. Good luck and keep hoovering!
  • just hoping they will come back with a half reasonable offer £180-£190,000 and thats still a kick in the teeth but surely they must realise that is still a blooming bargain!!!

You are going to struggle, I think, to get anything over £175k as this is where stamp duty now kicks in.

Is it worth offering to pay the stamp duty if this really is a major issue. Only a couple of thousand compared to such a big discount.

Sounds really positive that they are all in a proceedable position. Brill news.Yep the tidying house bit really drives me mad as well. Hubby loves it of course, as he comes home to a clean immaculate home. However he can never find anything as it is all thrown in a cupboard! Hope your good luck rubs off and my buyer now appears.

    Hi ya

Yes my hubby suggested that last night, said if they were being that tight then give us the asking price and we will pay their stamp duty!! lol, as you can most probably tell he hates talking 'house' anymore!

Have spoken to the EA this morning and he has not heard back as yet from the couple, so i suppose no news is good news at the moment - or so he says!
I did say tho that if we were to accept the £175,000 (£25,000 short of our asking price) and that was their final offer then i would expect to receive £25,000 off of the one i want to buy - which up until this point has not had an offer on and they havent dropped their price, plus its also on same EA books so may be able to wangle it - so just waiting to see what the couple come back and say, maybe that will be the solution, who knows but what i do know is i wish my blooming phone would ring!!!
Starting to do the odd comp ;)
