    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • hi justpgraham - with the benefit of hindsight it is such a shame you did'nt accept that very first offer even if the timing was a nuisance for you. I had to take an 11% drop when I sold my house recently and think I was actually lucky compared to a lot of people selling now! I think others are right in saying that the £175,000 stamp duty threshold will keep cropping up for you at the price you are on for. with house prices dropping weekly, are you able to swallow your loss in order to move on?

    I know, I am kicking myself now at not accepting the £245,000 offer but at the time we wasnt desperate to move as had enough room for the then new arrival, but am pregnant again so if we were to stay here our two youngest (new baby and our would be 16 month old once this baby is born) would have to share a bedroom which again isnt a big issue as new baby is also a boy but would have to move our eldest (6 years old) into the now nursery which isnt very big and i would rather them all have their own rooms - plus the property we have is a townhouse so the lounge is on the middle floor and with 2 little ones i can see it getting a bit hectic as we have to have stairgates up due to the 2 flights of stairs so i feel trapped in the lounge all day!
    We have found another property which is on at £249,999 and i have fallen in love with it, its the perfect family home in a perfect area and it would be a house we would never have to move from. We are hoping (if we get a buyer for ours) to get them to drop to around £235,000 but they may not and we wont know until we have a half decent offer on ours.

    To be honest tho £175,000 is just an insult we feel, we went on with this agent 6 weeks ago at £224,000 so have dropped £24,000 already in 6 weeks there is no way we would drop another £25,000 thats just silly, i do know where you are coming from tho with the stamp duty freshold and that may be our problem but we shall just have to wait and see i suppose.

    Spoke to the agent again this evening and the couple that are interested are going to look at their figures tonight and get back to us tomorrow, so we shall see!

    Sale is still going ahead at the mo. Been house hunting and found a house we like, put in an offer and we are still waiting for an answer. House is on for 180 -220k, naturally we offered at the lowest price. Vendor is looking for 200k so I don't get why it's on for 180-220k as no one will offer over the lowest price, which is too close to the SD threshold so most won't even offer that. They already had one offer below 180 which they were insulted by and for us it is worth paying SD for. Just hope he's says yes.

    Thought I would join you as I am very fed up. Trying to sell house and business. Put house on market 15 months ago. Unfortunately picked an agent that was closing down. So every month there was a new manager and none of the staff had seen our house.Not a single viewing. Of course they must have all have been busy looking for new jobs but no one told us of the imminent closure.

    At the same time we own a 2 acre plant nursery and despite a 20 year history of declined planning applications to build a house, we applied and managed to get permission to build a house with an agricultural tie.Beautiful spot surrounded by countryside. So in April we put house on market with two new agents. Only 4 viewings so far despite reductions in price from £295000 to £249950. Several people very interested but can't sell their own houses. Fed up of not seeing hubby, cos always at nursery decided to try and sell the business. Got a buyer in July who loved it and offered full asking price. Promised to exchange in 3 weeks. So 5 months on he has gazundered us half a dozen times and has still not exchanged.Two other people would love to buy it, but you've guessed it, cannot sell their own homes. So very cheesed off now. But thanks for letting me moan. Good luck to everyone with viewings over the next few days.

    Welcome to this thread, which has become a bit of a permanent feature. I'm an ex-nurseryman (Westcountry) who has sold his house (STC) but, knowing that there's no money in plants, I wasn't really planning to open up again. DW and I ran our little outfit for 11 years, part or full time and, originally, our desire to move was to set up a new nursery with more space. However, I ended up as my Dad's carer instead, and with kids doing exams etc, it all got too complicated. The last time we tried to buy Ag-tied was in 2004 but we only had a 5-6 week window in which to sell.....and we didn't!

    Where are you -approximately? I don't want to get your hopes up, but if you don't want to say where you are publicly, PM me instead. As I said, we are getting a bit long in the tooth for loading up the Transit and visiting shows etc. but we have toyed with the idea of selling from a home location, even though the great British public aren't great at seeking nurseries out. We were specialist rather than general and lucky to have a big customer base close by, but our production site was no good for retail, hence markets, shows etc.

    Our first agent closed too, but they remained active, having branches in nearby towns, and in fact it's someone they introduced who's buying. A reduction on your house of 15% is about the right level to be marketing at, bearing in mind that offers always come in below now. We went down 18% or so to attract a sale, but of course it's not all over yet. We also hung on to our main nursery production area, as the land has value to nearby residents and we can use it for storing our stuff + all those hard-to-get-hold-of plants! With an intention to go into rented now, there wasn't another option.

    If you aren't keen on the nursery work, or able to be with your husband because of other commitments, I can understand exactly where you're coming from. Even though we worked together, I would find myself getting frustrated at times when DW was still outside in the dark at 10pm, tweaking things ready for a show! (We had very strict job demarcation.) And, yes, we did throw pots at each other, sometimes!

    Sorry I didn't get back to you earlier out on the school run.Thanks so much for your detailed response. So glad to have found someone who understands plants! Hope you are not too battered with the throwing of pots! We are on the Devon/Cornwall border. I will PM you with the exact location and some more info. Don't worry I won't get my hopes up, because I know everyone looks for something different in the place they are buying.We are a retail nursery that my hubby runs and opens by himself for 7 days a week. Hence why I don't see him that much. Sadly I know nothing about plants and hubby dreads it when he leaves me in charge as I seem to attract customers with lots of questions. Also we have a dd who gets fed up with spending all her hols and weekends at the nursery, so hubby and I now lead two separate lives. Not ideal.

    The agricultural tie is not as restrictive as some. The site is suitable for someone who previously worked in agriculture to retire to and not run the business. It has outline planning for a property of about 150 sq metres. We submitted a design for a Border Oak property, but the council have said as there is so much variety of property in the surrounding areas, you can virtually build any design.

    Thanks for the info on our own house price. We have another viewing booked in for Saturday now, but the people are looking at several houses and are not even on the market yet. Still it is a viewing. Must keep positive
