In the current climate an offer 20% under the asking price is not an insult. When we put our house on the market we had an offer of 20% under the asking price which we rejected. We would have done business with the potential buyer if they had come up to the sort of price we were looking for which was more like 10% under.
In this market there is no point cutting your nose to spite your face. A house is only worth what someone is willing to pay for it.0 -

The only thing I would say is now and again in agency work you come across really tough sellers. I recall one (Italian) who was made a low offer and he felt personally so insulted he refused to listen to a more sensible offer from that person. Not very often it happens and the person making the offer is sooo taken aback that it is quite interesting to be the 'piggy in the middle'.
However I would say those who start low will end up paying less than those that start higher - it is, as a poster just said, a business transaction. You are not trying to win a friend so you need (as a buyer) keep emotions out.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Good news for us. Our first viewer loves our house and would like to buy it. Unfortunately because they weren't intending to move they aren't on the market , or valued or decluttered etc etc, so at the moment ours will still hopefully go on Rightmove tonight. Even if the viewing doesn't lead to a purchase at least I know the house is in a sellable condition with everything ticking the boxes. We haven't found anyything suitable yet so it isn't like we're in a hurry.0

Did the EA say 'there have been no offers' ?
Why not just make an offer - it could be the feedback the seller wants inorder to make a judgement on the value of their property and initiate the chance to move on the property they want.
Hi jtsallan - yes the EA told us that since listing the property there have been no offers at all, I then mentioned that we thought it was too expensive and she said 'well no one else has given us that feedback'. It took all my manners to not say 'clearly they haven't said it, instead they have not made an offer = same thing'... anyway, I will keep an eye on it I guess and maybe we will offer, it's a slightly unusual place though.
Otherwise, for us we will just continue to rent, whereas the vendor wants to move now, now, and I guess hasn't considered that the EA have overvalued it
The vendors on this thread seem to be much more aware of having it on at the right price in order to sell.
AngryVendor - those who accept bearable offers at the mo, or at least keep the buyers interest, are the ones that will sell, because people like me don't want to pay more than it's worth in the current market. I am a FTB and do not want to be in negative equity seconds after signing the mortgage document...
If the place we like right now was at the right price, it would be sold already. If you reject the buyer outright, you might still have the property in 6 months time so just think offers through if you would like to sell in 2009. If you can afford to wait a few years for recovery, obviously keep to a price you believe the property is worth.MFW #185

Some vendors in Wales are deluded, or perhaps not really serious, but as the pricier landed properties there normally take much longer to sell than in England, the realisation that things have changed may have been slow to dawn. I could list a dozen or so smallholdings that are still at or around the mid 2007 price. Also, some are owned by elderly people, who've been encouraged to retire by other family members, but in reality they're quite happy with things as they are; they can say they're 'on the market!'
But this smallholding is in Devon, the vendor is motivated and, as it is a readily improvable 'ugly duckling,' it seems a very good deal. I didn't think we could afford Devon.
Wales is great too, though, especially for those who don't like the level of council control & intervention that is so prevalent in England. You just have to be selective about the area you choose in Wales, for both social, economic and environmental reasons, which I don't think I'll broach on here today!

I'm so excited!! i'm going back for a second viewing on a house i really like tonight, i'm taking my mum and dad as my partner is working away this week, his mum and dad have also made an appointment to view it... think we will be passing each other on the way in and out.
we are selling my flat at the same time, but we aren't relying on the sale of it to purchase the house, so for some time at least we will have 2 mortgages :eek: any 'profit' will be used to pay debts etc

Had 1st viewing today. Only on market since last Friday. Feedback via EA. Lovely house but a bit overpriced. Kitchen would need completely redoing. (done in 2004-still in good nick although obviously some marks etc after 5 years)
Not expecting an offer from this 1 as she has just sold a 4 bed detached in same area so not quite sure why she is looking at a 4 bed semi.0 -

omg omg omg:j:j:j we are a hairs breath away from our first offer :T:T i had a lady looking for a btl here for 40min today asking loads of questions. She wasn't worried about the club behind us at all and loved the way she could let it out straight away. Ea rang me 1hr after her viewing saying she is interested in putting an offer in but wants to dissus it with her husband tonight and let us know the offer tomorrow !!
Im so excited so why is their a part of me thats thinking omg what have we done ?
other updates are the other couple that viewed today seemed really keen too and ive got another 3 booked in over the next 2 days :T looks like we are finally at the right priceMad mum to 4, boy 17, boy 10, boy 10 and girl 7
