    It can make a difference, yes, even if you have a good EA.
    I am also changing, if they reach just one different person, and that person is the *one*
    My new agent advertises in a paper that goes to a different town, and has a London office.
    Plus as its a *new* instruction to them, you get the new instruction push, a mailout, call out etc, If they manage to persuade one person to view that may have had the details, with the old agent but were not encouraged to view, that person could be the one.
    New photos can make people change their minds, the details might be slightly different etc......
    But you generally dont get the same amount of viewings as you did when it was fresh to the market.
    I find that a lot of agents get a bit stale if your property has been on a while... where as a new agent will be fresh and perhaps more excited about the new instruction.
    Having said that I am hoping my current agent sell it in the last few days that they have, as the comission is a lot lower!

  • Second viewing over with, a very nice couple, again thought house was lovely, but whatelse can they say when I'm standing there?

    The 'posh' EA was a bit of a surprise, he was willing to negociate his commission, and reckons he has at least 5 buyers looking in our village for holiday homes, so maybe I shouldn't disregard him afterall.

    There is a second viewing on the house we like, so fingers crossed they don't make an offer on it, I really shouldn't have gone to see that house before we had sold!!!!

    Well, we've accepted the offer, so the ball is rolling in that direction but we're still waiting to hear from our vendors as to whether they will accept the price we previously agreed on. If they don't they're silly - and OH and I have decided to either go for one around the corner or rent and offer them less in a years time....;)

    pawpurrs, I'm sure you must be long overdue some good news, lets hope the new EA gives you the renewed interest that you need.

    I'm still going to be here because after last time I'm very VERY wary that things can change at a moments notice, its only 2 weeks since I was in floods of tears at work, lol.:o
  • We live in a sort after village, the first viewing was thru' an agent who I had been considering going with as she knew the buyers were looking to move here and was willing to introduce us without being signed up and she did the viewng. The 2nd was due to the fact that I'd mentioned to someone yonks ago we were thinking of selling, and she remember when someone asked if she knew of any properties in our village for sale.

    But we must get our act together, as I want to be on the market for Easter bank holiday to catch the visitors, and the weather is supposed to start brightening up in 2 days or so and we need the photos for the brochure done.

    Can I ask all you sellers a quick question? I know that each situation is different, but I'm interested in any answers:)

    How would you react to a cash buyer viewing your house and offering, say, 5% less than the minimum you were hoping to get? Would you be prepared to accept the extra loss in return for a quick sale with no need to obtain a mortgage, or would you hold out for someone else to come along that may offer nearer the minimum you wanted to accept?

    I'm curious as to whether cash buyers are viewed differently to people who have an offer on their house and then go on to offer on yours, or to FTBs with a reasonable deposit.

    I can't speak for others but we have a price we NEED to enable us to have a deposit on another house. We are priced above this in the hope that when people inevitably ask for a percentage off, we can still cover the deposit. I think if someone offered me below this price in my head, it wouldn't matter whether they were a cash buyer or not, as we wouldn't be able to afford another house.

    That said, there is always the option of renting and buying later, which we are looking into now, so perhaps as long as I had a sale I would be willing to accept that bit less....

  • i came across a web site called "one easy exchange", it lets you swap your house or exchange for certain period of time. its free register your house and spose its a great way of saving cash!

    Hi, it REALLY varies from seller to seller.... what position they are in (do they NEED a quick sale or are they just "testing the water" - and ALL shades of grey in the middle), what their expectations are, what their perceived minimum is (some people actually believe that they will get their asking price and will not accept more than a couple of grand below). It is very hard to guess any of that until you start negotiating and it will still be a game...

    From a seller's point of view a cash buyer can be great (they can proceed quickly and you don't have to worry about them getting a mortgage), but there can also be more uncertainty surrounding them (it is easier for them to pull out up until the moment of exchange - perhaps more potential for messing around). Both cash buyers and "chain free" buyers are good at the moment.

    It really is a funny property market out there, with a lot of funny sellers and a lot of funny buyers out there....
