Sadly, I know someone who is a mortgage advisor, and he is papping himself, over all of the dreams /insurance policies sold for a percentage in his pocket - and a massive personal mortgage to boot! So I suppose the pseudo - psychology regarding the sellers amongst us, fits perfectly with the derogatory comments.
I've taken heart through this thread and wish everyone well who is hoping to sell their property in these difficult times

i've just moved... and believe it or not the whole process from putting on the market to moving into new home took 7.5 weeks... we had offer from our first viewer but had 3 more viewings lined up which were cancelled when we took it off the market.
we put our flat on the market at an asking price about 2.5% over the valuation, then were able to take a 5% drop in price when it was offered with only about 3% loss compared to the actual valuation of the flat. (rough figures here)
as it was a cash buyer the whole thing went very quickly at that end and we were able to find a house where the people has had a ftb drop out just before exchange so they were pretty desperate to sell or the chain may have fell through.
we were however pushed very hard by the buyer to complete quickly... we were threatened with the buyer withdrawing and wanting discounts a lot and it was a horrendous time trying to withstand the threats. luckily solicitors and EAs are quieter than usual and have little else to do with their time but progress your case!
just wanted to post this to offer hope to all those trying to sell... things are going through, you just have to be realistic about prices and try to haggle that cheeky offer upwards.

Hi...can I join you? Just finished the palava of getting lots of valuations...luckily the EA I took too, and felt most comfortable with, was also the most reasonable - mid range valuation but much lower fees. So... Here goes!!!!! Ball will be rolling tomorrow0

We have just sold our house as well - amazed! Just s few grand under asking price - I now realise the people who offered stupid money were not in a position to actually move, we had a viewing by the lady of the partnership alone and she loved what she saw but hadn't even put their house on the market!
A week later they have and have sold to a cash buyer with nout to sell. So we have a short chain - they need to be out of their house by end of Feb, because people buying need to register for a school - meaning we have to be out in 6 weeks as well- our new house completes on 12th feb so we are laughing!
We had actually last fri removed the house for sale - because we had said if not sold we would keep and rent - then literally 2 hours after we told one person at the EA we had a call from another asking if a viewing could be arranged. I agreed - she told me what had happened with the couple - and I thought ok lets see what happens! Wo and behold offer cane in i said no - 2nd offer accepted.
I don't believe too much until exchange of contracts but now I have met the chap and he is dying to get in and she is coming round to measure for bits and pieces.
I was honest to him and said should they mess us about we will keep and rent it - no skin of our nose!

Glad to hear those two positive stories from katie & draconian. That's just what many readers of this thread want: reassurance. There does seem to be a bit of activity at the moment, despite everything economic looking scary.

Just wanted to chip in with my latest news, nothing too exciting but I have had FOUR viewings in just over two weeks, including two over the festive 'quiet' period. Hoping it's a good sign (green shoots, anyone)

I'm trying not to get my hopes up, the house is spotless. (I've never seen it so clean!!!!)

Having just run some searches on Rightmove it appears all the mid size houses in our area save for 1 are sold - there were quite a few for sale - 9/10 most sold 1 came off the market but things are certainly moving round my way! Thank goodness!!
