from memory, whoever needed to know about overfilling the tank, i think you turn stopcock off and then run some of the water off by turning on the tap (hot or cold, can't remember). my tank leaked a couple of years ago and friend came round and did it for me

The house we looked at was fantastic but they need a guarantor which is not going to happen, so its onto the council housing list and lots of "bidding" for me - first thing every Thursday morning at 9am!!

I'm applying for council housing instead of private landlords/letting agencies - its either guarantors or HUGE deposits. I have the form filled out and I just need 2 references (current landlady has said she'll give me an excellent one as I am an excellent tenant, and I was thinking of going to my former one as well, but thinking maybe someone else would be better - maybe the head teacher or Chair of Governors at the school might be able to give me one? The form says no friends/relatives but I'm hoping with me having been on the governing board I'd be counted as having been an employee?) then I'll get that in the post recorded delivery ;)

I emailed the new council this morning enquiring about transferring my housing/council tax benefit claim (whether I need to do it separately or whether it would automatically be done through the job centre) but something I need to leave until nearer the time is a school place for DD, but I have been looking at schools in the area (which ones I don't want DD to go to as they are performing lower than the national average ;) ) and childcare, as well as keeping an eye on the job market ;) I'm being a busy little bee ATM :D:D

nicki -I know how you feel re the private landlords/letting agencies and being on benefit.

I had the same when my first husband and I split up. I was lucky and managed to find an agent who didn't credit check, plus I was a little economical with the truth. But having said that they allowed me to rent a house so long as my dad stood guarantor and I could pay 3 months rent in advance. Which my dad gave me. That with the deposit and the agent fee was £2.5k for me to move in.

Even then it took 4 months for HB to be sorted. And I had to borrow a couple of hundred from my brother for the 4th months rent. Of course I got it all back in the end. But in the 3 years I lived there I had to use all my child allowance every month to top up my rent as my older 2 children decided to move back with their dad which left me in a house to big for my needs, me and DS2 therefore they wouldn't pay the full rent.

Why LL/LA are so biased to single mum's on benefit I don't know. I can understand the money angle and time involved, but the last thing your gonna do is not pay your rent and have to up heave kids every 5 minutes.

Good Luck with the council. I hope you find something soon.

ETA - Just read that back and it sounds as though I assume your on benefit. I don't. I was just explaining what happened when I was and how difficult it was/can be. Hope I haven't offended you:o

Ahh, thanks Rach, but it was a terrapin tank and it was my own fault because I was filling it with a hose coz I was too lazy to use a jug... :o

I have mopped everything up now and we are having fun watching the bubbles in the front room wallpaper slowly shrink back... how sad is that..:D

I'm hoping I'll be lucky as I'm already claiming all the benefits. Once I find a place I'll go and have a word with my bank about upping my overdraft to what they set it too while I wait for the benefits to be sorted if there is a problem. IF push comes to real shove then I'll just have to use the credit card for absolute necessaries...

I think the reason they want a guarantor or a huge deposit is that the rules on housing benefits have changed (changed April 2008) - its now paid to the tenant who is then responsible for paying the landlord. I've always done this anyway when on benefits as its never been enough to pay the full rent! One agent even said to me "I'm not saying you'd do this as I'm sure you're very trust worthy looking at you, but if you had a choice between putting shoes on your daughters feet and paying the rent, you'd put the shoes on her feet". Yes I would put shoes on her feet, but I'd cut something like the food shopping or something down to allow for it  I hate the way people are tarred with the same brush :mad:

I know, it's so annoying that a few people who decide not to pay mess it up for everyone. And god only knows why the government decided not to pay it direct - it would make things so much easier if people knew it was a guaranteed payment - I know one of the reasons was because when people came off, there was a delay in stopping payments, but surely an easier way would have been to set up an automatic system instead... still, it must be so much easier for them now... now they keep people waiting for their payments for months and still have the problem of not stopping them in time, so what have they achieved...

I really must put my soapbox away, I seem to be using it so much...:o
