Did you point out that the tennancy says a late fee is £25.

Apologies for not picking up that you hadn't signed a new agreement - I mis-read it. The point still stands though about trying to minimise your outgoings and improve your overall outgoings.. Your £1,500 in debt and have no savings (since opening post... no food etc..)

I completely don't know your circumstances but an alternative so you can live in the flat that is more expensive would be to try and increase your earnings... again the debt-free board might help with ideas.

Best of luck sorting everything out!

Yes, it does... but he has stated and is insistant that he wants £55 from me...

I guess I am thinking long-term but not expressing it in the best way. He has my deposit and I strongly believe he has no intention of returning it (various things have implied this and I have tried to take measures against them but as this has now happened, i may as well cut my losses), regardless of the condition of the room etc... he hasnt placed it in a deposit scheme so I have very little comeback if I win a small claims then how would I go about enforcing it on a 6'6, 20 stone fella?!?!. As you already know, I have no money as it is so I probably couldnt manage to raise the fee for the small claims to be processed anyhow.

At the moment I guess im in a strong position as I have my rent still for this months (which equals my deposit) so I wont owe him anything.

i guess others are giving proper advice regarding the finances.

regarding the food problem, till ur finances are sorted see if these links to temples and gurdwaras help out. not all of them will be serving food, and among those that serve food not all will be doing it daily. i have had the food once at one of the places but do know from others who have had the food in some of these places on many occassions. see if this is something that is useful to u. also in the links given above, some of the organisations will just be associations and mostly wont be serving food, so just check it out on the net via the links or give them a call to see if they serve food etc.

ps: just gave the links here to sort out the food problem and not with any religious intentions. just mentioning in case i get hounded for posting non-money saving links by some. also i cant say anything about the food but others who had been to these places said they were good. as i havent been to almost all these places i cant vouch for them personally

Check your contract for the house. If landlord has not put anything in about fines for missed/late payments then he has no right to demand further money from you besides the rent.
You might find that he deducts it from your deposit when you leave but again if it's not contracted he can't do that.

Have a look at the cooking by numbers website - it makes meal suggestions for the available ingredients that you have.

I hope it gets sorted soon :-)

Thanks!!

One of them is actually around the corner from my house ... so I may pay ring them and see if they serve food at anytime.

I got my lunch at work today (free!) so ive saved a little there ... in real terms about £6-7 (what we charge for a sandwiich+cake and a cuppa/drink).

Did he change his bank account? That's the only reason I can think of that the payment would come back, twice ... so his fault not yours unless he gave you the new details.

MOVING THREADS FOR BETTER RESPONSES

Hi, Martin’s asked me to post this in these circumstances: I’ve asked Board Guides to move threads if they’ll receive a better response elsewhere (please see this rule) so this post/thread has been moved to the House buying and renting board, where it should get more replies. If you have any questions about this policy please email !!!!!!.

Surely your landlord holds a months deposit (or 2 months depending on your contract) which covers eventualities such as this and any damage which occurs to the property. He should have that in position to cover any late payments from you as well as refunding your deposit less damages when you vacate the property. If hes chosen not to leave this money in place to cover his mortgage thats his problem. You pay him rent, you do not pay his mortgage.

Read your terms and conditions. There may be a clause which states that if your rental payment is more than x days overdue the Landlord is entitled to charge interest at x% per day or an administration fee of x will apply or both. My bigger concern would be if he is holding your deposit but is unable to use this to pay his mortgage is he actually in a position to repay your deposit to you upon vacation of the property?

That's the way it'll look if the payment's been declined (bounced).

Please ring your bank this morning as soon as possible and find out what's going on. It does sound like the payment has bounced back, which could be his fault not yours. Alternatively, if you are manually keying in the account numbers it might be that you have typed them in incorrectly.

Do not answer the phone to him for a while as it's upsetting you. If you have an answerphone, turn it off so you don't have to hear his voice and and you can get some breathing space.

Also please go over to the moneysaving old style board and list everything you have in your fridge, cupboard and freezer and we will come up with a meal or two for you.
