FTB looking for a fixed deal - is it worth seeing a broker
Hello all, We have a mortgage offer from the HSBC "5 year fixed Special" at 2.48% (we're FTBs, 60% LTV). We like it except a financial advisor we met with this week highlighted us to the fees payable should we need move within the 5 years and the fact we can only overpay up to 20% per month. We are quite keen to overpay…

Buy-to-let mortgage for a renovation project
Hi, has anyone managed to persuade their mortgage lender to lend a significant amount of money (around £200,000) for a buy-to-let holiday home in the UK which requires a significant amount of renovation work? I've found our dream house in Snowdonia, but it requires a lot of work! Or is this just a pipe-dream? (I already…

Will my credit history affect my mortgage application?
HELP! My partner and I are looking for a mortgage for a shared ownership property, we are first time buyers. My partners credit score is 'excellent', mine is now 'good'. We went to a mortgage advisor at the beginning of the week to make a mortgage application with a 5% deposit. We got rejected due to 'adverse credit' which…

Declined Extra borrowing on Mortgage
I have a nationwide mortgage 264k on a house worth 380k. We refurbished the house on credit cards with the view to get more mortgage once it was complete to cover it. Have today applied for extra borrowing of 40k to cover credit cards and it was declined with the reasoning that we have too much debt. But it was all to be…

At what point does a mortgage offer become binding on the Lender?
I am in the process of purchasing my first house. We have really been given the run around by the Lender who initially placed a £10k retention on the mortgage as they wanted certain things looking into - usual damp/timber/electrics/roof - all of which was done. The Lender would not accept the report on the roof because the…

100% of Overtime
Morning all, Im looking at moving house soon, my earnings are structured in a way which is quite unhelpful so far as borrowing is concerned. My basic salary set quite low as out of hours work is lucrative, i can evidence all my out of hours earnings for at least 5 years but trying to find out if lenders will lend 100% of…

2-year fixed at 1.59% or lifetime tracker at 1.79%?
Which and why - both are fee-free? I'm thinking the 2-year fix looks better because I'm of the opinion that base rates will be higher in 2 years time but, also, tracker margins will probably be reduced from the 1.29% above BOE of the above product. I have no intention of overpaying - just want the cheapest deal. Of course,…

Survey fees question
We have had a mortgage agreement in principle and have paid the lender £570 for the survey. The survey has not taken place yet as our seller hasn't found anywhere to buy herself, so we have held off on everything. However, our 2 year fixed rate deal starts at the time of the agreement in principle, so if she doesn't find…

Help to Buy Equity Loan Questions
Hi, I phoned my local (Midlands) help to buy dept today for some information but I suspect I may have been given the wrong information as the person I spoke to really didn't seem to answer my questions with any confidence. So I am here looking for some possible clarification. 1) I thought that as a first time buyer that…

remortgaging...opinions on fixed rate deals length?
Hiya We are looking at remortgaging as we arrive now currently on svr. I have looked at the remortgage guide and been on a few comparison sites. However I am still unsure about what I am doing. Which survey on NewBuild ?
Hi We have reserved a newbuild house and are in the process of sorting the mortgage, etc. We think we need to get a survey done on the house but not sure if this is normal. I have read the information on the RICS website and it talks about the 3 types of surveys, each of varying levels of thoroughness. The house is built…

Mortgage amount change after survey
I'm due to exchange soon but may need to reduce my mortgage amount as I've reduced my offer, any idea how long it should take? I assume the application just needs to be adjusted and not reassessed as the amount it less and shouldn't cause much delay. Must happen quite often as buyers reduce the offer after a survey.

Some advice about rising damp in future house purchase please?
Hi Board, Me and my partner are buying a house, we had an offer accepted of £146k and everything was going along nicely until the valuation discovered that there was a bit of damp downstairs. In the report, it recommended a retention of £2k but Natwest are paying us the full amount, as the repairs are only recommended. The…
