Some advice about rising damp in future house purchase please?

Hi Board,

Me and my partner are buying a house, we had an offer accepted of £146k and everything was going along nicely until the valuation discovered that there was a bit of damp downstairs.

In the report, it recommended a retention of £2k but Natwest are paying us the full amount, as the repairs are only recommended.

The estate agent has had a more detailed report done and the repairs are going to cost £2200 (quoted by local, certified company) and there are possible extras too like the bricks needing to be repointed so the bill could rise to £3.5k or higher (I am just speculating about that).

My question is, what can we do?

Our solicitor mentioned something about asking for an allowance off the vendor for the repairs? How does that work?

We could try and get £2k off the asking price but ultimately, Natwest are only going to lend us the price for the house and that wouldn't give us to cash to do the repairs anyway.

Or, should we walk away and find something else?
