    I'm not sure I quite understand your question.

    Are you planning to take a mortgage for £90k in just your sole name? If so, that's not possible - you can't secure a mortgage for yourself on a house your parents own. (And it probably wouldn't be to their benefit for them to give the house to you, or to sell it to you for less than its value).

    Or are you planning to take a mortgage for £90k in the joint names of yourself and your parents? That might be possible, but it would leave them liable for the entire £90k debt - and given what you've said about your circumstances, that doesn't sound very fair to them.
