Which survey on NewBuild ?

Hi
We have reserved a newbuild house and are in the process of sorting the mortgage, etc. We think we need to get a survey done on the house but not sure if this is normal.
I have read the information on the RICS website and it talks about the 3 types of surveys, each of varying levels of thoroughness. The house is built but is still being wired/plastered. Is there any point getting the more detailed surveys done with the house in this state?
We have to exchange contracts by end of January and the house will be ready to move in end of March. If we wait until the house is ready, it will be too late as we will have already exchanged.
I am thoroughly confused!

Any mortgage conditions associated with the survey?
We went for a homebuyers survey (the middle one) when we bought our new build last year.
Assuming you are covered by a warranty like on most new builds then probably no reason to splash out on a full structural which is very expensive.Thinking critically since 1996....0 -
No there are no mortgage conditions.
Should we get the survey done before exchange of contracts? Will they be able to do the full homebuyers survey before the house is complete?
Thanks!0 -
you cant get the mortgage until ones done, don't waste your money go for the basic surveyDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

The lender has already done their "survey" for valuation purposes. I want to get one done, just not sure when to do it.0

whats the point, it will be covered by NHBCDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

I did consider that. But I'm worried that if after 5 years we want to sell and the buyer does a survey which identifies issues, I'll be stuck with a property for a while until the NHBC fixes the issues. So I'd rather have the survey done so I can get these things fixed now rather than later.0

You should employ a snagging surveyor to do a snagging report when the property is finished.
A standard homebuyer's report isn't suitable for this purpose.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
