6,2kW hob and 2,5kW oven? 16A fitting?
Is a 16A over hardwired to the 45A connection unit, same as the 32A ovens? Existing installation is oven+hob plate connected to the same connection unit, then to cooker switch and then to 40A mcb in the fuse box. 6mm cable, 6-8m tops from cooker switch to the fuse box. No option to rewire anything. Basically the hob plate…

Localised sludge in C/H circuit
One radiator needed to be bled regularly so someone  thought it would be a good idea to fit an automatic bleed valve. Fast forward some years and two radiators downstream are now sludged up. If we were to remove and flush those two/three rads, is that likely to be good enough, or should the whole system also be…

Hello, we have a large through lounge-diner that we want to get a hard floor for. Can anyone recommend? -We have a lot of pine furniture so were thinking not wood coloured or it may clash -I like the look of white painted floorboards, any white laminates people have? Re-roof Conservatory - Building Regs
Hi, I recently bought a new house where the previous owner has had a lightweight roofing system installed in place of the original glazed roof. It is very nice and makes the room much more usable. Both the vendor and the installer advise that adding this roof did not require building regs quoting (some) of the standards…

Advice on tiling floor with limestone flagstones please!
My builder has said that these are very difficult to lay. He said he might not be able to get the surface flat as they are different depths. He hasn't seen the actual tiles, he just says this is the case with thick tiles like this. He is a fab builder (he is doing the whole kitchen) but I think I need to find another…

Shower runs cold when heating is on
Hi all, Since I've turned on my central heating the last couple of days, I have noticed that the shower will be working fine and then go ice cold for about 10-20seconds then go back to full temperature and will randomly go cold again at some point; warm spells are longer than the cold. It is worth noting it rarely did this…

Full planning permission - sewer data wrong
I have become aware that a neighbours full planning application has been submitted and approved with the drains/sewers completely wrong. They feed out on the plans to a public road sewer that does not (and will not) exist. Rather unfortunate! Does this invalidate the approval? I had been thinking about using their…

Worth replacing laminate?
Hi all We've just bought a ground floor flat. The building survey noted a 'bounce' to the laminate floor in the living room, but we weren't that bothered by it. We had damp proofing done before we moved in, and to do this a radiator was taken off the wall. When I tried to repressurise the boiler to use the hot water, a lot…

"Industrial" Vacuum Cleaner?
Hi, I'm doing some house renovations (walls coming down) and my poor Dyson keeps getting blocked. The issue is that it sucks up smaller bits fine but anything bigger than something like a small marble is getting stuck. I'd like to buy a vacuum that is better equipped to deal with this. Any recommendations? I'm struggling…

Tile trim - or not?
We are having some exterior tiling done shortly which will include corners being tiled. Do we need to / is it advisable to 'finish' these corners with tile trim? My concern is if we don't, water my ingress into the raw edges of the tiles and cause them to crack in the cold weather. Many thanks

Permitted Development - Multiple Larger Home Scheme Apps
Hi, Has anyone had an experience with the above? It's a prior approval application (free of charge), that enables neighbours to be consulted re. the proposed development for those over 3m and upto 6m for attached properties. My query surrounds the legitimacy of submitting the same plans/application more than once? I have…

Which one comes first - Carpets / Laminate / skirting boards / Architraves
I am redecorating bedrooms and hallway. Carpets are going in bedrooms and laminate (or LVT) in the hallway. Also replacing all the skirts / architraves at the same time as well as plastering and decorating the whole place For the laminate I think it is best to put the laminate down first and the skirts / architraves on top…

Power socket advice
Good afternoon all, I am in the process of replacing the single and double power sockets in my daughters' room, and have replaced all but one without issue. On removing the front plate on the last single socket, I am faced with what appears to be an additional set of wires - From the positioning of the wires I cannot see…

Where are the eaves measured to and from
Hello, I am being told the eaves for my extension need to be no higher than 3m. However it does not specify how big the eaves are, I know that they are usually 100mm but this is not specified anywhere, so in theory I could build 1000mm eaves for my flat roof with the roof height at 4m. Anyone had similar issue? Tom

I am going to have the foundations built, then build the rest myself, how would i go about getting insured for this? If i damage mine or my neighbours property? Front and rear of house line
Hello, I am little confused where the front and rear of the house is in terms of planning. I have concrete structural gutters which protrude 25cm to the back of the property. Is this then considered the rear extent of the property or is it the back brickwork? If it is the brickwork, why is the concrete guttering not…

House planning
Hello, a bit of help if anyone knows! I have sent two applications in under neighbour consultation scheme, 1 has been processed, and 1 has not (Seems they have forgotten about it) From what i can see the council has 42 days to let me know the outcome of the planning, and if I am not informed I can assume planning is…

Solar panel inverter
Our solar panel inverter has died - it's 6 years old and only 4 months outside of warranty but the manufacturers say it's not cost-effective to repair. I know this is a somewhat specialised request, but does anyone have a recommend on a model which might have more longevity. This is a standard domestic solar panel install.…

Fireplace advice! Help!
I have just bought a new house with 2 marble fireplaces, I’m happy with the marble surrounds, but the tiles inside and hearths are horrible. I prefer a full cast iron insert, but didn’t really want to remove the fireplaces from the wall as they’ve been there since 1880- what can I do?!
