Moving residential mortgage to BTL mortgage - how long?
Hi Just wondering how long it takes to move from a residential mortgage to a buy to let mortgage for a first time investor please? One of my potential buyers are in this position so just want to consider the timescales that could be involved. It's good he is not selling his house, but this could add to the timeline.

We have been attempting to buy this property for a couple of months now and it’s just come to light they the vendors don’t legally own a large part of the garden. It was given to the previous owners decades ago but not added to the…

Helping out a family member - sensible plan, or not?
Hi, I'm single and live in my own home, I've been paying the mortgage off over the last 15 years. I'm careful with money, I save wherever I can, I've overpaid on my mortgage when possible, and I have accrued savings over the years. My brother and his wife live in their own home, and when it comes to spending vs. saving…

House withdrawn from market but still listed as sold
After months of searching we finally had an offer accepted on a house we loved a few weeks ago. After a very awkward second viewing with the vendors, they decided few days later to pull out of the sale and withdraw the house from the market. This happened over a month ago, however the listing is still showing on the EA's…

I love my flat. Should I sell it, rent it or just wait?
Partner and I bought a 1 bedroom flat in cash in Glasgow, Anniesland end of 2020. We absolutely love the flat, but the area doesn't work for us. We want to move to Edinburgh in a slightly bigger property (with mortgage). We have explored many options but can't decide. * Rent our flat in Glasgow and live in a rental until…

Mortgage free or forever home?
I'm sure the most common answer would be to be mortgage free in your chosen forever home but assuming that isn't easily possible, which would you do? Also I'm sure age will be a big factor (e.g. if you are 30 or 40 or 50 or 60) along with location (South East or London vs. North). If you were 35-45 and had 400k but could…

Useless solicitors
All I've written before about being totally unimpressed with this conveyancing solicitor and secretary - lazy, slow, has not even consulted the particulars of the property I'm buying (Solicitor - 'I didn't realise there was a kitchen extension'), six days to send me title deeds and restrictive covenants after omission from…
