Chain Breaking..Good, bad or ugly?
Hi. We're considering going down the chain breaking/part exchange route on our property and wondered if anyone has any experience of this? The sellers are buying a new build and that company have offered to buy our place as this will close the chain. I believe this is called chain breaking. Any advice will be appreciated.…

New Build - when to get buildings insurance?
Hi, hopefully this is posting into the right place, I wasn't sure. We're due to exchange on a new build house in the next week or so with the moving date due in September. We're chain-free. At what point do we need our buildings insurance to be ready? I think that it's the point of exchange rather than moving but I'm not…

As soon as your house is under offer, do all the other agents know?
Just a general question...I ask as our house went under offer and arranging a viewing with another agent they knew it's position already (not showing changed on rightmove or agent website yet)...do they all use the same software (Expertagent?) so will see an update if anything changes across the market..just curious!

Deposit return after ending tenancy
So I'm just wanting some advice regarding getting your deposit back after a tenancy ending. We're in Scotland. We ended our tenancy on a property on 15th April. We left the house pretty much spotless, everything as it was when we moved in. We left the keys with the agent, and it was the first property that we didn't have a…

Service Charge Reserve Fund: Purchase & Sale
Hi, this is my first post. I am hoping someone will be able to help or offer advice of their experiences. When I bought my flat, I agreed to pay the vendor his ownership interest of the service charge reserve fund. In its simplistic form, I viewed it as purchasing a bank account holding cash. Now that I am in the process…

Getting a lodger and the mortgage
Renting a room or just getting a lodger, when I was speaking to one mortgage advisor, she said not to mention it. I understand that you have to 'ask' your mortgage provider, do they all say yes? I understand that you need different insurance, but their isnt a different mortgage, as in buy to rent.

Rent a room relief - multiple rooms?
Hello! I have a 4 bed house. If I rent 3 bedrooms rooms out will I still be applicable for the £7500 rent room relief? Your views on shared ownership?
Hi all, A friend of mine recently purchased a property through shared ownership and we were having a debate around the pros and cons. For me, I find it to be a rather silly scheme for the most part. It's like the whole thing was dreamt up by property developers as a way of selling one house twice whilst also receiving rent…

Due to exchange but possibly redundancy
My husband and I are due to exchange any day now. I've today been told my job is at risk of redundancy and need to attend a meeting next week where I'll be told the outcome. My initial thought was to pull out of the sale immediately. We're currently in rented so although I'm devastated at the thought of everything…

Building survey advice
I'm currently in the process of buying a house which was built in 1938 in Gilesgate, Durham. I was just going to get a home buyer's report, however I agreed to a buildings survey as the surveyor was insistent, costing £500. Today I received a call from the surveyor telling me the findings of his report. There are several…

Invest Unlocked House Cash Into New Home or Keep For Savings
Hi all, Long story short, I have found myself in the admirable position of unlocking quite a bit of cash from the sale of our current house (tens of thousands of pounds). We are buying another property, but our deposit amount is well within the 25-40% LTV that the mortgage company wants to give us a particular interest…

Wiltshire Searches
My solicitor has started the searches on a property I hope to buy and having spoken with my MA, she mentioned that Wiltshire are particularly poor at returning search results in a decent time frame. So does anyone have rough timelines of recent house purchases in Wiltshire? I'm not in a particular rush, if anything it's…
