questions/help re end of tenancy
Hi, just posting this and wanting to get a little bit of feedback/advice please. I know on the face of it i've been a bit silly, however at the time of moving in I was desperate having recently separated from my abusive ex. I moved into my property at the beginning of February for a 6 month rental period. I found the…

Buyers - control your children
Really cross. Got back from vacating the house for a viewing - EA took it. We had footprints all over our bed. A wet patch (hopefully drool and nothing else) on our silk cushion cover and things moved from sons bedroom into daughters bedroom and vice versa. EA gave us feedback and said parents let 5 year old run wild -…

Do housese find their price...
If I put my house on the markets at 15k below what its worth (according to what has sold in my area at a similar size) will I just loose money - or do houses really find their price? I'm tempted to drastically drop my price in the hope people offer more than i list it at...(a drop by 15 or 20k) Is this just a mad idea?

Property not showing on Rightmove Sold Prices list
I brought a new build leasehold apartment in 2010 with my younger brother with a mortgage from Barclays. From the Land Registry website I downloaded documents which confirms the property is in mine and my brother's name. However I checked many times over the past couple of years on the Rightmove's Sold Prices section…

lodging at a housing association owned house.
Hello everybody ! I was wondering if anyone has experience with the following: My partner and I have been renting a room from a private landlord. Up until a month and a half ago we assumed the house was privately owned as the landlord suggested several times since we moved in. Since the house is large: 5 bedrooms and a…

problems with drains on rented property
The proprty we rent has a major problem with the main drains. In the 2 and a half years we have lived here the drains have blocked around once every 3 months. Each time the plumber comes out and rods them. After around the 4th time they blocked they put a camera down and the drains have collapsed. They said the whole drive…

survey result confusion
Had a survey done then had to question a few bits most were provable or sorted, However one came back high damp meter reading on downstairs wall's, believed to be from insufficeient ventilation where the house had cavity wall, and it may have blocked the breather bricks, so we employed a damp company to check the house for…

2 different types of tenancy contract at the same time?
Hi, following my post about an estate agent chasing me for a renewal fee for my tenancy contract (thanks for all the useful advice!), I have another question. My 12-month contract was due for renewal a few months ago and I ignored the agent asking for the fee. They are now saying that I said to them 2 months before the…

Notice Given
Please be gentle as no doubt this will be obvious. Took out a 12 month contract with a 6 month break clause, ll rang on Tuesday and said they are having financial problems so will probably have to move back in but unsure at that point. This morning I received a letter form the letting agents saying I had to be out by 2nd…

Moving house in the middle of a deal
Hi, I think this is a simple question but I am having difficulty finding answers on the forum even though I am sure I am not the first to ask. My question is my current deal ends June 2014 when we will go from a 3.49% interest rate (20year term) to the rate at the time. The current mortgage is LTV 75%. We have made heaps…

Developer claiming VAT on my behalf
I am in the process of buying a new build from a developer. As costs from the developer for upgrades are extortionate, I've obtained prices by myself for some items I want. One of the items is floor tiles throughout my ground floor. When I ordered from Porcelanosa, the salesman helpfully informed me that I could reclaim…

Lender charged me for Home Information Pack
Hi, hope this is the right place. Last year we decided to give our house up for voluntary repossession, it wasn't a decision taken lightly and we still wish we'd had another way out. We gave it up officially on the 23rd October and it was on the market for £132,000. We received a letter a week ago telling us it had been…

Has anyone heard of this company?
Hello! We are currently in the process of buying a house in London and the property agent (a reputed estate dealer) has recommended we go through an agency "Your********" (can't post the name due to forum rules) who manage the end-to-end property buying / selling process for the London market. I am unsure if this agency is…

Is this possible?
Question: Is it possible to get a personal loan (from anywhere) that does not show up on my credit report so that I can use the personal loan as a mortgage deposit? I don't want banks to see that I have a loan when I apply for a mortgage or they will not give me a mortgage. Here's the facts ... For about eight years I have…

Quick poll, would you contact buyer to ask for these?
We completed the sale of our old house yesterday. Realised at night time had left some small pictures by mistake. We had agreed to leave a large amount of furniture but specifically not the pictures. These are not at all valuable but do have sentimental value. Should we contact estate agent to ask if they'll get in touch…

Exchange or Letting out?
HI All, We are planning to buy a house in 2 years but thought to do some home work to take a proper decision. We currently own a 2 bed room flat which we bought 2.5 years ago. This flat is in central location and close to university and city centre. Therefore finding a tenant for renting is not an issue at all. We are…
