My landlord has increased my rent and i have applied to the RAC to assertain whether the increase is fair or not.
I have obtained adverts of similar sized properties to one that i am currently renting to show that the proposed rent that he is seeking is high.
However as i am not working i cant get the advice of a surveyor due to the cost.
What is the likelyhood of the RAC going by the adverts that I submit to the them and not a surveyors report and also does the adverts have to be properties in the immediate surrounding area or can they be a few miles away as long as they are the same size.

The location is hugely important and a few miles can have a massive impact on the cost of renting. The condition of the property is also a factor they'll consider.
