Help with buying repossessed house.
Last Friday there was an open day at a repossessed house, we really liked the house even though the inside completely needs ripping out and starting again, although this will be a lot of work we feel we're up to the challenge and have some funds to pay the professional's when it gets really scary. The problem we face is we…

how to check a small builder company
Have seen a new house built by a small develper called Icongrove. But it's a private company and has little information online. They are registered with NHBC though. I can't find out any previous work done by them or anyone is saying anything about them at all. Does anyone know how to check their reputation? Thanks.

Buyer's Despair - London Property Market!
Any other buyer's out there despairing at the current surge in London property prices? Another failed bid today - OIEO £400k, sealed bids and the accepted offer was in the £490's apparently. Everything is suggesting that properties are going for more than asking, and far more than they did when the last prices were…

How much did your conveyancing cost ?
Stupidly i used a price comparison website to find a solicitor for my conveyancing and it produced a figure of £600 for legal fees alone. The solicitor has informed me that there will be an extra £500 for disimbursements and searches . This is a total of £1100 exclusing the stamp duty . I dont know is this is on the high…

Emergency! House sale fell through after I'd moved out!
Ok - not as simple as it sounds but I have just relocated 300 miles to South Wales which has been one year of planning, with 4 children and a business to also sell, so the ideal rule of waiting to complete on our house before moving was not an option. I moved out last Saturday putting Pickfords on the credit card into a…

Frustrated with solicitor!!!- rant
Sorry, I have had enough of my solicitor and just frustrated with the service I am getting. They have been making spelling mistakes on forms, wrong birth dates even after our correcting them on the initial document pack, not answering phone calls, always saying they are busy with completions or clients(who the hell are we…

Standard EA waffle/tactics?
In the past month or so I have viewed about 6-7 properties. On nearly all occasions when I have rung up to book a viewing I get told 'It's had a lot of interest and there have been offers over the asking price' This has been the case with various estate agents, and whenever I have rung up its always been within a day or so…

Licence to occupy and retention of deposit
Hi I am on a licence to occupy, staying in a property. It does say it is not a tenancy agreement. My owner has not given me proof that the deposit has gone into a protected scheme. Can I still sue him? Thanks Pin

Rent it out whilst up for sale?
I start a new job in Sept and need to relocate. My house is up for sale but no takers yet. If we don't sell by the end of July, we will have to find somehwere to rent in the new city. This wil leave us pretty broke, paying for mortgage and renting. I am debating renting out my current place, mortgage provider is happy to…

Paying rent in advance
Hi all, I have signed a lease on a flat for 12 months from July, with a break clause after 6. As I've just finished university and don't start my job until September, I was asked and agreed to pay three months' rent in advance and then nine monthly payments thereafter. I've paid the three months' rent and now don't have to…

Savings, no debts, refused buy-to-let
Hi all, I just wanted a bit of advice regarding the above. In short, my husband and I have £100,000 in cash savings (ISAs, Premium Bonds etc.), and my husband has an income of £135,000 per year. We live in a house which is owned by family, and no debts, apart from £600 on a CC. We want to invest in buy-to-let or holiday…

Deposit Protection Service - Dates
Hi all, Just after a bit of advice reagarding the DPS. I have just received an email to confirm my deposit is with the DPS and give me the deposit ID and repayment ID. However, the start date of the tenancy the deposit relates to is the 28th March 2013 so I don't understand why it's taken 3 months to send this email? I've…

Letting Agent - morality vs legality
In May my daughter started proceedings with a letting agent to rent a bigger home for her family. She was excited at the prospect of moving in at the end of June. She paid £525 admin fee and £300 good faith money and filled out forms. She told them she needed to give a month's notice for where she was renting currently.…

It all starts here....
This morning we have the EA coming round to measure up & take photos, so presumably this will be on the market today/tomorrow? Wife has seen & fallen for a house!, nice little Cul-de-sac, good size house & the current owner has really looked after the property so would be a case of move straight in, it really is an asking…

Restrictive covenant
Hi all, I have a friend who is in rented looking to buy asap. His partner runs a business from home, holistic something or other, basically needs peace and quiet and even too much road noise is out of the question. They found at least 4 houses they liked but the restriction on running a business from home has meant they…

Rented flat - problems with cold and damp
Hi all. I recently moved into a one bed rented flat with my boyfriend. The bedroom is awful - it is absolutely freezing all the time and there is a horrible damp musty smell. The room is on a slightly lower level than the rest of the flat (down a few steps as the back of the house is lower than the front) and there is a…

Portable mortgage confusion!
I’m currently in a 50% shared ownership house and desperate to move out! I will realistically get £110k - £115k for my share, of which £78k would need to be repay the mortgage £13k would need to repay all other outstanding debts This would leave me with £19k - £24k to plough into a deposit and pay solicitor/estate…

Cat in a leasehold property
Hi, I'd love some advice: I own my flat and the leasehold states: 'small domestic pets' are allowed. I have a cat, which I would call as such. I have had a letter from the Management Company saying that the girl who lives underneath me has complained of noise and its caused by the cat. Having a cat contravenes your lease -…
