This morning we have the EA coming round to measure up & take photos, so presumably this will be on the market today/tomorrow?

Wife has seen & fallen for a house!, nice little Cul-de-sac, good size house & the current owner has really looked after the property so would be a case of move straight in, it really is an asking price property (to us)

So some last minute jobs last night & hopefully the board will go up today. Feeling happy & nervous & stressed all at the same time!

    Don't trust a forum for advice. Get proper paid advice. Any advice given should always be checked
  • We dont feel its worth doing that.

    We have seen property only a few £000's less than this that needs a huge amount of work. Also around here the market seems to be picking up a bit of pace. The vendor is in no rush to move yet and is not desperate to accept a low offer.

    EA has been to take photo's, am expecting a letter in the post tomorrow with contract etc so definitely will not be up for sale today.

    Just got off the phone with existing lender who will lend us the money for the property :T

    its touch & go though as for some reason I got my figures slightly wrong on the phone yesterday & requested around £3,000 less than originally planned, however 'IF' we get this house then we will not need to do anything to it so shouldn't be a problem.

    I have factored in £5,000 for moving costs, Stamp Duty & solicitor fees (is this enough?) & extra to pay off my existing debt out of the equity.

    Depends on the value of the house your wanting to buy as to the stamp duty price, also have you obtained quotes from
    Solicitors? And does your fee include valuation only or homebuyers report?
  • Just a thought, what 'upfront' costs do I need to be aware of? Does the survey come out of my pocket or added to mortgage?

    well the surveys will need paying up front when they are requested.. they will not wait for completion.

    some lending fees maybe - or done as a slide between the equity after selling(e.g. less of a deposit on the mortgage)..

    Hold off of making an offer until you have yours sold.

    What price can you afford to take on your house that allows you to buy at asking price - particularly after adding in all the buying fees \ surveys & Likely Stamp Duty..

    If thats bang on your asking price then you may be waiting a while. By all means view the house you like, express an interest but make it clear that waiting on a buyer / ask what scope for negotiation there is.

    Dont show your hand too early in this.. as if you have to take a hit on your asking price - it will impact what you can then offer on the next.

    Sorry but shirley you are not in a position to make an offer until your property is sold, and any mortgage offer will be subject to survey, and there is no point is doing a survey for the same reason.
    All you can do is register an interest.
    That gum you like is coming back in style.

    Agreed, we jumped the gun. We got carried away and should have remained calm. Offer is not accepted, as the vendor cannot accept until we are proceedable. We fully accept we are quite likely not to sell our house in time to buy this one.
