Where to start... got a deposit, need a mortgage!
My husband and I are thinking of putting an offer in for a house (£140k). We have a 16k deposit. But the interest rates are so high! :( Any advice on where to start? And do student mortgages still exist just out of interest?

Signing council house over to my sons
Hi, I really need advice on this. My sons are 21 and 19 years old and they are both full time students at college. My worry is that when I get married next year I would have to give my council house up but that would leave both my sons homeless. Can I sign the house over to them and would they get help with rent and/or…

A question for a friend of a friend.
...Actually a friend of my sister. This couple recently became first time landlords after being unable to sell their home, I have no idea what type if tenancy agreement they had but the upshot is in six months they've never received a penny in rent. After consulting a solicitor it now transpires that the tenants are no…

Is it legal?
Hi, this is my first post and I'd like to know your opinion about what is happening to me these days. In brief: 1)Saw a property (flat) offered by the estate agency X, made an offer 2)Offer accepted after few days 3)EA X puts "under offer" in their website, erects a sign "sold" outside the property. Everything seems to be…

BTL declined by risk assessor
I have a good credit rating and want to get a mortgage for BTL, but I am being declined and when I ask for details they say the Risk Assessors are tightening up greatly, frustrating the lenders and me. Is there visibility of how they assess you ? Or accountability on their assessment methods and systems ? Can I see…

EA valuation visit query
We are hoping to sell our house privately but need a valuation to see what sort of figures we are looking at so have arranged for an EA to make a visit. Having never been through this before - what is likely to happen? - they have booked us in for at least an hour! - the house is not ready for photos etc. Thanks

Need to let property quickly
For various timing reasons I need to let a property quite quickly (within couple of weeks) for a six month AST. Property is up to speed, everything is ready to go, LL insurance, gas cert, etc, etc and I am happy to price competitively for a quick let. Question is, should I sign up with more than one Letting Agent? Will…

How do I work this out?
Hi Brain teaser for first thing in the morning..... If I pay a 170000 mortgage over 15 years on a 2 year fixed rate of 3.99% with payments of £1256 per month how much capital would I have paid off at the end of the first two years? Is there a mortgage calculator to help with this sort of thing? I can only paid overpayment…

to buy? to rent? to have shared ownership?
I have a dilema, currently we rent a nice place although could easily afford to upgrade to a bigger house renting that is. My partner is keen on a shared ownerships scheme elsewhere that'd be £68k mortgage and £200 rent a month, currently the rent in total here is £500. Or maybe we should wait til the end of next year when…

Finding repossessed properties
Can anyone advise us on the procedure involved with buying a repossessed house? Want to find out what happens to the house once the mortgage provider have decided to repossess. Do they get offered to estate agents or do they all automatically go through to the auction houses. Is there any way of finding out which houses…

Advice on house with damp
Hi, Question for you knowledgable people....seen a house today that I like, and temtped to offer on it next week. It's a very good price, area I like etc etc. The only thing I've found that is cause for concern is that the garage and lower hallway (it's a 'townhouse' with the garage under the house) has recently been…

subletting - opinions
Hi all, Apologies if this is not the correct place to post this. My partner is suggesting we rent a large flat house and then rent out the rooms so that we pay minimal or no rent, or even turn a small profit. I see the logic in the idea but I think its too risky for several reasons: 1. he has no job and no income or saving…
