what too offer?? go straight to seller or via EA?

anyone got any ideas on this for me:
sold at peak for £620k but fell through
sold recently for £500ish then gazundered dropped price then buyer pulled out.
told they thinking £475kish which sounds too much to me.
we have sold our place and in rented, will not gazunder (had it done to us) and can move quickly.
Is it worth going direct to seller with our offer and the plus points as us for buyers as I am not convinced EA's really pass all this on.

Go to the EA. They have to pass it all on, and will only not pass it on if vendor says something like, 'Don't tell us about any offer under XXX amount.'
That is why they have an estate agent, but that's just my opinion.0 -
If you by pass the agent you can get a lot of hassle as the sale (if the sale) proceeds. Go to them first, give them all the pluses about your situation - Im sure they will pass on the offer - they make their money from selling the place and will want to arrange a deal quickly as possible. Course, if you are thinking of dropping to a level thats not likely to be accepted, thats something else. But at least you can negotiate coolly through the third party.0

I don't think the OP is talking about bypassing the EA for the whole process rather s/he was saying could s/he make the offer to the seller so that their individual situation could be explained. I guess saying to a seller "look we won't gazunder you because we've had it done to us" might make the seller look more favourably on you and the OP thinks an EA might not pass this message on.0

They might have hired the agent because they don't want to deal with buyer prospects directly.... and might look askance at you if you contact them directly.0

If you bypassed the agent with an offer, I would assume you were dodgy and not to be trusted, regardless of the amount.Been away for a while.0

I've just recently had experience of this, having sold our house this week - at a viewing last Saturday, we were asked on the spot what price we were looking for, I said I didn't really want to get into negotiations and all offers were to go through the EA, and we would accept if it was the right price. I dunno, I just didn't fancy haggling in my own living room, you know?
Anyway, the offer did come in, first thing monday, 1st one rejected, 2nd we accepted, the buyers came around on the premise of a 'second look' yesterday but we swapped circumstances and made a verbal agreement that we would stick to the price we said whatever happens as they have been gazundered as well as gazumped, I think they were probably worried about being gazumped as they have got a bargain but we won't as we can afford our new property now we have the relevant finance in place, and we just want to hurry things along now. We also swapped phone numbers so we can discuss day to day things directly without going through the EA - they've pretty much done their job now in introducing the buyer.

I have discussed offers with buyers before and during the conversation it was made clear that they prospective purchaser would confirm it to the EA later in the day. I didn't see it as a problem. Some people might say that they aren't happy to discuss it and I think that should be respected but even if an actual figure wasn't discussed the OP could mention their situation.0
