Survey help!
We are selling our place (2 bed ground floor maisonette) and the buyers are getting their survey done tomorrow. I'm not sure how thorough this is going to be as they don't need it for valuation purposes (they are cash buyers), merely to check out the property. I know that the place is basically sound but needs…

Need finance for a purchase and renovation - does my situation make this possible?
Hello, I would like to buy a property that I have seen at auction. I was wondering if anyone could advise on the best possible route to raise the required capital (80k). At the moment I have a flat in London which I rent out. The rent each month covers the mortgage of £92,000 that I have on it. The flat is probably worth…

Advice needed to forward to a colleague
A work colleague of mine is building a single storey extension with his friend who's a builder. I asked if they'd applied for a building notice application and he said that he hadn't bothered and if a problem arises in the future, he will apply for retrospective planning permission and he said that after 4 years, it would…

Inspection Reports
Hi, We are in the process of buying a house and have received the homebuyers report which has highlighted several areas which need further inspection. For inspections of the electrics and gas fire flue we have been quoted about £65 for reports. Is this a normal charge to pay or is there anyway to have this checked without…

Our house is on the market, so far the agents have done all the viewings as I'm a bit nervous and preferred to be out of the way - but a lady is coming to view at 1pm and I'm having to show her round, and I'm all of a fluster! Any quick tips on the right and wrong things to say, or should I just let her look around by…

Survey
We are in the process of moving home, and our buyers have just had a homebuyers survey done on our current home. The surveyor said the house seemed solid, no problems that he could see. However he asked if the house has cavity wall ties. Although he could see no obvious problems, he said it was difficult for him to check…

House Prices and Stamp Duty
Our house is on the market for £269,950. I am aware that with the threshold at £250K, the 2% extra stamp duty may deter potential buyers. Has anyone offered a cashback to cover some or all of the difference in the threshold to help secure an offer?
