Stamp duty
Say for example you purchased a %age of a property, e.g. 50% for £110k, then later purchased the other 50% some years later for £110k. Would you still be liable for stamp duty?? S

Is stamp duty payable on non-discounted price of new build?
Hi, Not sure about this one myself but as far as I'm concerned if I offer £225,000 on a £245,000 new build house my stamp duty is 1% of the £225K not the £245K. I have been told by my conveyancer this is not the case and I have to pay the stamp on the builders asking price rather than my offer. I queried this and was…

Should I show EA mortgage valuation?
Buying house - mortgage valuation put as condition that we must get a damp and timber report. Asked EA to arrange report and they say they need to see valuation to see proof that it is a condition before they can go ahead. Valuation says it is for our eyes only and should only be passed on to our professional advisors. Is…

Getting Panicky - FTBs
Prompted by Frustrated by FTB..... We've (finally, having been looking for months) had an offer accepted on a house. It took us a little by surprise, I think because so many prior offers on other places were turned down so we weren't expecting a "yes". We viewed the house a week ago two days after it went on the market,…

How low can you go?
Hello, FTB here! We're just beginning to look at houses and know that we can afford up to around £150k. (We're about to get mortgage appointments etc to finalise the exact figure we can afford) My question is, how much under an asking price do you make an offer? I am sure there is no hard and fast rule and it depends on…

They've already thrown 5% our way + SD paid...hubby started talking about carpets so they said, well they don't come with carpets, but we can give you £1500 towards that. They're nearing the end of the phase and the house is right at the top of our…

Survey info
We are FTB's about to embark on the 6weeks to three month experiance of buying a house. However my worry is this, what might the survey say that sounds more alarming than it is? For instance a friend told me that 9 times out of ten they will say woring is out of date. I know the mortgage company will say if there are any…

50% rise in house prices needed before crash
OK, so I've looked at the whole affordability argument as a reason why the market hasn't crashed. I have to say, it's a pretty strong one. Now if int rates stay at 4.5%, then houses would have to go up from around 160K to around 240K to hit the same unaffordability as in 1989. That's 50%. If prices continue to rise @ 10% a…
