    I am desperately sad for your situation and wish I had the answer.

    r.mac's idea of trying a different tactic that makes her feel like she is in control might work - she'll be expecting certain behaviour from you and if you do something different you'll catch her off guard and maybe, just maybe, get through. You'll also be able to remind her how much you clearly care for her.

    Through all of this, somehow, you and your sister need to take care of yourselves.

    I'm not particularly religious, but the sentiments of this have always appealed to me...

    The land that your mum does not want to sell - is it worth pointing out that if she loses the house the land will be sold anyway?

    excellent point. I have half sisters too, same father, and one of them phoned me saying they would be willing to help her out.It would mean 5 of us, me and my sister and the 3 half-sisters stumping up the cash to pay the loan off every month. Not sure if we can do that, but its an idea. Im sure if i could see mum face to face sthings would be different, but as it is on the phone she still has the upper hand because she can put the phone down on me - as has happened on the last 2 occasions. Also I odnt know how much longer I can be bothered about this as mum phoned last night, then i got upset and my 3 kids were all over me clinging to me tellign me they still love me even if nanna doesnt! Bless them! Horrible to say, but nanna is a bad influence on them, and i certainly dont want my kids to think its ok to have 'dark' secrets or get into huge debts.

    Could everyone concerned who is willing to help come to visit on the same day for a family conference with your mother?

    I have alarm bells ringing at the thought of you all paying off the debt for her - because unless she actually acnowledges the problem - she is likely to just spend even more - you will end up in a deepening hole trying to pay off her inceasing debt.

    You all need to know exactly how bad things are and that there are no other nasty surprises.
