is it normal to commission your own, i want to find out about the house not just a basic valuation? thank you for the info!

    Yes very 'normal.'

Considering the length of this thread, the time elapsed and your assertion that house purchase is "scary," I wonder why you seem not to have read a few basic guides to buying what will probably be your largest investment!

Good to see you have made progress on house search

You may want to look at the waiting to exchange thread

As this gives you some company along with seeing how things are progressing e.g. timescales

the valuation report came through yesterday with no key insurance risks and no works needing to be completed. the valuation was also alot higher than what i am paying for the property - 21250 higher to be exact

That's unusual, as normally they just value at the price you're paying, provided they agree their loan to you is covered.

    Anyway, sounds good.

On the subject of surveys, what other people do is not necessarily what is right for you. I've never had one, but that's not what I'd recommend to you if you've no experienced builders to hand!

Wait till Tuesday and check with solicitor again? Postal service doesn't deliver on time all the time and it isn't going to hold things up asyour survey hasn't happened yet.
