    A small house rewire might be £3.5k - £5k depending on area, but an electrician won't be able to test it properly on a viewing.



    It would maybe be best to get the survey done (showing good intent) and an electrical report seperately before negotiating further. Ask the surveyor to include a valuation, which you don't need to show to anyone,

    So would they do an electrical report at the time of the survey or would I have to arrange a separate electrical report by someone else? How much approx. do they cost?

    Surveyors dont do electrical condition reports, which is why I said 'seperately.' I don't know the exact cost, but it should be under £200.


    I'm assuming you have seen something alerting you to potentially dud electrics, but remember older installations may not be dangerous. You'd not have a case for reducing the price just because there are fewer sockets than you'd like or an older fuse box, for example.

    Thanks you! It needs a new consumer unit but they cant tell me any information about the wiring, im just not keen to not find out about the wiring, it may not need done but I would rather know now

    As Davesnave suggested get an electrical survey completed. This shouldn't be too expensive and will highlight any areas which need improvement and give you a good idea what you would be needing to do in terms of work.

    If you have a look on the NICEIC website they have a list of registered electricians which you can search for in your area.

    hi all,

    i think i will email the EA tomorrow - im going to sleep on it tonight and see how i feel in the morning, had a good chat with a friend last night - im scared of these adult decisions i think :rotfl:

    Either way taking this approach you will know what is needed.

    hi all,

    **update** the electrician has been and it definitely needs a new consumer unit (which I already knew) the main thing is it does not need rewired. He told me a few other bits and pieces but all in he said the work would be no more than 450.00 then if I wanted extra sockets etc added but no nothing major, so I have reviewed my offer and resubmitted this morning, I have now decided that if this offer is not excepted I shall reply and say thanks for the reply but this is my final offer which will remain on the table until the such and such date – does that sound good? :money:

    I personally wouldn't ruffle the feathers over such a small amount, I could understandably as a seller become annoyed and maybe fear further gazundering and call it quits.
