 got to the end of page 3 and decided not to read the next 2 pages of arguments again so just decided to answer OP's question from my side....

We exchanged on Thursday and Completed on Friday, our sols asked us if she could exchange and complete on same day if she wanted, so same day can be done, but turned out she wanted it one day apart

p.s were now in rented a 3 bed town house with a nice garden for £50 pm cheaper than our 1 bed flat! So it entirley depends on the area you are in even though we are 15 mins away from one poster who said the houses are few and far between for nice 3 beds with gardens, must be a catchment school thing in that area! Roll on teh deposit saving :D

pps we made a total of £53.67 on the sale (although technically not as being paying C&I for 3 years) BUT least we didnt get a you owe us £xxxxx from the sols!
