    I agree - I think cheaper smaller houses are selling but the bigger ones aren't. You have to have some correlation between how much you reduce by and how much the houses you are hoping to buy reduce their prices.

    This is what I am worried about, you may be prepared to drop your price, but like you say, others are not. You therefore cannot afford to buy and are stuck.

    I could reduce to 150k now, but I know what the reaction would be from others selling if I then offered them 150k for a 200k house.....well it wouldn't be polite that's for sure!

    It is worrying Panichousebuyer and upsetting especially when you like somewhere. We could afford to pay full whack but there are things we would like to do with the house and we wouldn't be able to, likewise I know I would be overpaying for them and would rather be disapointed now then upset in the future.
    These people have bouht there houses for over 100k less then they are asking for them so as far as them not being able to drop to a realistic level, I dont think this is the case. I am talking about a 18 - 20k drop which is about 8% and would bring them to a more realistic level.
    I also have first hand of the overpricing as one is on with the same agent as me and massively tried to overprice my house in the beginning, this is also the house that has had no drop so I know right from the start it was overpriced.
    It is definately true that not everyone thinks prices are dropping least of all some vendors, especially in the South West and at present it feels like I'm the only one who is listening to the news etc and priced accordingly.

  • I know it is very hard. We have four children and really have to find either a four bedroom house or a three that we can extend, loft convert etc. Even by doing that though we will not have the space that we have here.

    We could drop our price, get a three bed but then have no money for expansion.

    We have to move because of the children's school, otherwise the children will end up in different primary schools etc, and I must admit I do feel quite desperate about the situation at the moment!

    Our situation is similar, I have 2 children 2 and 9 months. Our reason for moving was to get them into a better school area. Though realistically we are not in a rush at all so I am starting to worry that taking a offer on ours was a mistake if others are not following suit.
    We have a large three bed house, but as we really want to try for another baby in the next year we realistically need another large 3 bed or a 4 bed.
    Lots of the houses we are seeing have the smallest box like third bedrooms, they could only realistically get a cotbed in and chest of drawers.:eek:
    I'm not talking about a small budget either, we can go up to about £230k though now I'm looking at houses around the £190k mark with the idea of extending which looks like it will suit us better.
    Just got to find a house where the vendors aren't holding out for asking price now.:eek:

    My sisters and I went to a girls' school, and my brother to a boys's school. For one year, in fact, the 4 of us were at 4 different schools, come to think of it!
    ...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.

    Logistically, I can't get them there. The school three of them go to is a couple of miles away, that school is now oversubscribed and goes on "sort of" distance and because we are further away my youngest would have to go to the school near us.

    I can not get all of them to different schools. There are also other issues surrounding this as well, which I don't really want to go into, but it would not be ideal no.

    How are other sellers doing in this market?

    I've had a flat in Birmingham City centre on the market since last November and haven't had a single offer yet! (about 10 people have a had a look).

    Priced 10k below everything else in the same building.... (and 20k below what I paid for it SIX YEARS AGO!) Unfortunatley a glut of new builds in Birmingham means that developers are giving away new flats with every incentive you could imagine.

    First property I will ever have lost money on. Not too concerned... made a personal decision to rent myself last year (first time in 15 years I haven't owned the home I live in). However much that flat is falling my next big house is falling more!

    Have you doubled checked with the LEA and school? Most schools I know offer places based on distance but do have priority for siblings of children already at the school. My younger two children both got into a very over-subscribed school because of this ruling... certainly there is a good chance if you go to appeal on these grounds.At once stage, prior to this, I had three children being educated in three different counties! :eek::eek::eek:

    Of course not. It is hard to explain personal circumstances on a forum like this though.

    We really have to move, I wish that was not the case, but it will make things very difficult for us if we don't.

    TBH we should have put the house up for sale last year, but stupidly stuck our heads in the sand and hoped that everything would be alright, now our daughters secondary school forms have to be in in October, I have started panicking, alot!:eek:
