    I do think that re-taking the photographs will make some difference and because they are all self builds and not a row of identical houses built by Barratts they do tend to go for money than others that you will see on right move just a street or two away.

    Also, when you compare the room sizes of other houses, ours are usually bigger and we also have a study and a large bathroom which most others don't have!

    However, I do know that it will have to come down in price before it sells, but as confused31 says unless everyone is prepared to drop their prices, you would have to have to make up the difference of 10k, 20k, 30k etc and most people cannot do that!

    Look your house is attracting precisely no viewings per month. How long do you think its going to take to sell at this rate?

    I know its not what you want to hear but if you arent getting any viewings then there really is something very wrong with the pricing of your house.

    I just do not want to end up in the position of lowering the price of our house and then nobody else doing the same.

    ..and this is the problem really isn't it? Fear to sell at a lower price in case the credit crunch is temporary and people suddenly get caught out, unable to then buy. Fact is though, it doesn't look anything is about to shoot back up in price and if you sell for less, aren't you almost certainly going to find a motivated seller who will also cut their price for a reliable buyer?

    By the way, although I'm not one for this house doctor stuff, I do agree that a lot of your photos are very dark. In this difficult market for sellers , it is amazing that Estate Agents don't try to do a better job of marketing - they can hardly be busy can they?!

    Making something of the room sizes in the description is important I'd have thought. Someone who has been in a cramped new build may well love to get into your house if they could afford to. Talking of build quality, does that mean you're well insulated? In these times of horribly rising energy costs, that can make quite a difference.

    wanted to reply to original poster, although not sure im ready for the feedback form the others. WE put our house on the market 6th march, had no viewings. other similar houses (2 bed £145000 flintshire) have also been up since christmas, we recenlty dropped to £142 but still nothing. the market is static here esp for the lower end of the market. so think many people are in same boat. We have spoken to EA and just have to wait and see. kind regards

    I honestly can't see the point in reducing the price by 2%. to me it shouts desperation (sorry). I tend to assume people look in certain price brackets, ie. they have a budget of £150k or £130k and not a budget of £145k or £142k, it will be the same group of buyers who will have already discounted your house. I use the property bee tool a lot and I shake my head at anybody who obviously can't sell their house yet reduces it by less than 5%. If you want maximum impact and a fresh lot of potential viewers go for 10%, if it's competatively priced it should sell fast.

    I probably would reduce my house price by 5% to start with but not by 10% I'm afraid. 10% would take from 200k to 180k and then buyers would offer lower than that.

    We will just have to see what happens, I will probably be on here in six months time hoping for somebody to buy it for 150k, who knows.

    Don't know about slashing prices, I might try my wrists instead!!!!:eek:

    Buyers would offer lower than that, (better than no-one offering at all?) but perhaps not by much as they know they are already getting a realistically priced house.. better to do that now rather than chase the market down to the 150k you fear..?

    I agree with this we priced our house at 10% lower then it would have sold last September and it sold wihin weeks.
    BUT my problem is I am finding other people are not following suit, we have found two houses (the same but in different streets) that we love but it seems both are not prepared to take offers. They have been on for 6 months with no offers and only one has had a price reduction recently but both are still overpriced.
    I am not massively going underpriced either within the 10% price bracket. It is very frustrating and upsetting when you are finding houses you like but vendors are sticking to unrealistic prices given by estate agents that are out of date now.
    Also to give you an idea both houses are priced higher then they have ever fetched in the whole street.:noidea:

    This is what I am worried about, you may be prepared to drop your price, but like you say, others are not. You therefore cannot afford to buy and are stuck.

    I could reduce to 150k now, but I know what the reaction would be from others selling if I then offered them 150k for a 200k house.....well it wouldn't be polite that's for sure!

    It is annoying when others refuse to budge. It's a different ball game now. We have dropped 10% from original price. Many others do not, I understand not everyone can so therefore they should not be on the market really. We have been on for 8 months now and viewings are drying up. Don't need to sell so we are lucky I suppose. Trouble is EA goes in with a high price and greed gets the better of many people. Then it doesn't sell so where has it got you? 6....8....10 months on nowhere.
    I came in to this world with nothing and I've still got most of it left. :rolleyes:
