Looks like a nice big house, but the photos are really bad. Get the estate agent to retake them, they are too dark.
And before anyone points out that nice photos will not sell the house - yes you are right - but maybe with better lighter photos potential buyers would go and view it.
And apart from that, surely the EA should earn there 1% doing there job and taking decent photos"!0 -
The most any house has EVER sold for in that road is £145,000.
That puts you significantly above that ceiling price.
The £145,000 was at the peak of the market.
I suspect this is the start of the problem.
In fact, EVER, only 46 houses in the HU8 area have ever sold for more than your asking price.
For the price, this is one of your competitors:

By comparison, this competition looks like it's better placed. And the photography is brighter. Your agent photos make yours look a bit gloomy. The photos can be improved either by lightening them, or doing them again.0 -
Also how is the house being marketed? Is it in the window and in the paper? Obviously rightmove is the way most people look at houses but every little helps.
Make sure that the EA is passing on all info, we had some EAs tell us when we were looking that the seller was wanting a very quick sale and that as we had a couple of months left on our AST we weren't suitable to even view.
Those houses ares still on the market and we are due to exchange within a few weeks! In my opinion that is terrible on the part of the EA and those people are without a sale.0 -
I'm way out of your target buyer, and can't comment at all on price just aesthetics.....
Hm, I doubt the phtots do it justice, the bedrooms look VERY dark and the kids rooms cramped. The kitchen is let down, IMHO, by the lack of doors concelaing white goods. The break up o what would be a sleek easy to clean and stylish kitchen instead looks a little, perhaps unfinished...I wonder if it would be expensive or you to get doors put on?
Also, for a photo, I'd turn that dining table around, it looks a little cramped like that, but the other way round it would proably look better

I like the inside, looks like a perfect family house with a lovely large bathroom. I think the dining room part of the kitchen is great. I don't like the outside (sorry) but could you put some plants outside? You could put them in pots then take them with you when you move. It would just brighten up the front a bit.
Sorry don't know the area so can't comment on price.
When we bought the house, I felt exactly the same about the frontage. In fact I had seen it on the market a month or so earlier but did not want to view it. However, I decided to and loved the inside space, I did think though that if we were to ever sell it on people might think the same as I had!
We do have plants outside and I can't put any more there as we pull the car onto the front!

The ceiling price of the road is IMO important. When I was looking I always checked this, and we ended up going for something that is 25% below ceiling price (in a street where all houses are pretty much the same). This also gives the psychological advantage of feeling like you are getting a bargain (even if you aren't)0 -

I know it is awkward but maybe get some just for the photos? then take them round the back? It may make a difference. Also that photo seems at a funny angle. Can it be taken from a different place, so that the wall isn't in the way? And maybe without the car on the drive? Maybe at an obique angle would make it look less stark.0 -

I've been looking online for a new home for quite some time and am continually amazed by the poor quality or lack of photos for many properties.
If there are no photos, if they are of lousy quality or are only of inconsequential items then I move on to the next property. I can't comment on the accuracy of your pricing but as a potentially buyer I can strongly suggest that you or your agent needs to get good photos. It's not at all difficult and can make a big difference in marketing your home.

Have a look at how the other houses are priced in your area. Find the lowest priced example that's comparable to yours and slash 30% off the price. That's what you need to be marketing at.0

When it is your home I suppose that you see it in a different light to how others view it!
Will retake the children's bedroom photographs and declutter before I do. Unfortunately cannot do anything about the girls room as we have two big high beds in there.
As for doors on appliances, they are not integral and so we cannot put doors on them.
And the dining table is extended, will look better put down I think.
