I am a private LL - when we first rented our house out to tennants, I put a pack together for them....
It's a pity more landlords aren't like this. Such a small and simple thing to do which can make a very big difference. Knowing which days the bins are emptied and local bus information would have helped me a lot when I last rented.
Unfortunately in my experience the vast majority of landlords are selfish and greedy. And yes, I'm aware of there being plenty of nightmare tenants too....0 -
what would you say was a reasonable fee for an agency to charge for a credit cheque on a guarentor, I have been charged £50 for myself and £50 each for 2 guarentors, I think this is excessive, is there anything I can do about it0

I currently live wth a friend in a rented property. He has lived in it since 2001, and the only thing the landlord has done since then is put some central heating in.
The landlord is really nice, never gives any grief and will fix things like the shower and central heating etc when requested. The rent hasnt gone up at all in the time my friend has lived here which is great, but it is reflcted in the overall wear and tear of the house.
The kitchen really needs updating, and the carpets have been in since 2001.........., my friend has painted some rooms in the house but it does need freshening up, can anyone tell me if the landlord needs to keep any of this up to date.

I'm currently living in a rented bungalow for a year and we would really love to change the sofa suite
as the one that is here is an older type and not really modern.
The landlord doesnt want to move the suite as it is in good condition and there is nowhere to store it and obviously once we leave the bungalow needs a suite.
My question is can he legally refuse to move the suite are we stuck with it until we leave the bungalow?0 -
I don't dissagree at all. Just saying be tactful about it unless of course it is a place you don't care whether you get or not.
Everytime I have a vacancy, I have two or three appointments a day with young professionals looking to rent. If someone demanded to see proof from my mortgage lender, my first reaction would be -- uh oh - this guy is potential trouble and he is better off getting a council property.
Letting is a partnership between the LL and the tenant - you don't start by questioning honesty and demanding things. A void is better than a troublesome tenant.
He can ask in a subtle way, but never demand.0 -

i recently moved out of rented accomadation but the landlord has not given us the full deposit back saying the house needed £900 worth of work done which we disagree with how do we get the rest of our money back0

Help!
I have just moved out of my first rented place.
They have charged me a fortune for re-decoration....My deposit started at £790 and after all there charges they have returned £320. What should i do?
