Hi, can someone help me please? New to all this and cant ever get through to bloody CAB! Yesterday we handed over 200.00 cash to an estate agent as their admin fee for a property. It was posted through their door after closing to secure a rented house. Today, found a better house and informed the estate agent that our plans have changed. Have been told we cannot have our 200 quid back even though we have not received or proceeded with anything. Can they do this? The only details they have about us are our names and our address. Nothing has been done admin wise except creating a receipt which they said was in the post, and on this it states their terms.

Was it an admin fee or a holding deposit ? An admin fee should be returned, assuming they haven't actually done any admin. But kiss goodbye to a holding deposit.0 -
Interesting point about the distance selling regulations. After reading that letlink link, it seems that it would not affect most people, and that LL and LAs are actually encouraged not to create a tenancy agreement when none of the parties have met. I will include a small note saying just that.Don't pay off your student loan quicker than you have to.0

Can somebody advice on how long is the tenancy agreement valid for? I am in the situation when I bought a house in 2003 and moved out from my rented property. I did inform the agency and landlord but did not give keys back as there were other people still living. So they left my name on the agreement for 3 years. They did not pay the council tax for all 2 years and as I am on agreement for 3 years I need to pay it. £2000!!! Help me please...0

Has anyone ever tracked down a LL directly for a property listed by a LA and asked them to manage it directly? Basically I'm thinking if we could cut out the LA then the LL would make more money and I would save more money.
I was thinking of using the land registry to find the LL details.0 -

Contact Shelter (by email or phone) and ask them.
