    I also let rooms and have a lodger leaving at the end of the month. I would be interested in your selection/interview process - if you would care to share it.

    The experience certainly hasn't put me off, in fact I'm in touch with someone from Spareroom.co.uk at the moment who seems great! Although I have implemented a more rigorous interviewing process, which will now include Lodger2.

    I actually look forward to havig a lodger when we get a house :o and DH and his landlady get on well and I know it need not be horrible.

    I'm worried that he won't show if breathe funny! Yeah, too risky to rock the boat now... I can always complain after he's gone :wink:


    New interview process:

    1) Potential lodger comes to see the house and decides whether he likes it
    2) If yes, he is given an application form to complete (which includes reference details).
    3) Potential lodger brings completed application form to the Crown Inn to meet me and Lodger2 for a casual “interview” – more of a “get to know you”. It’s also completely two-way, so as much them finding about us.
    4) If all’s still good, I contact the reference.
    5) I then choose out of the candidates that have passed steps 1-4, contact them and arrange for Tenancy Agreement / inventory / deposit / moving-in date.

    New Interview process should help you avoid similar problems in the future. How do you split things like Council Tax and bills (phone, fuel etc)?

    I had a bad experience in a flat share once when I was meant to stump up for electricity used to heat the place when I wasn't there. She also tried to sting me for Council Tax, but when I contact the CT Office, the account was in credit, but the only way she could get the money was if I signed a letter to that effect. Which I did, so long as she wrote off the heating bill that she used to toast her tidy-sized behind!

    Ah, I keep that as simple as possible - rent "includes all bills".

    For tax purposes, they have a fixed amount each month allocated to rent and a fixed amount allocated to bills (the amount will equal a third of the utilities used over a 12 month period).

    But from their point of view, they just pay £300 a month - nothing else :)

    Badgerlady. Have you seen SpareRoom's SpeedFlatMating idea on their website? It jumps straight to your point three and could be a good idea to arrange in your area if you know any friends in the same position as yourself near you.

    I have - there are none ANYWHERE near me at the moment, so although I've put in a request I don't hold up much hope. I don't know anyone else in the area who would benefit.

    It seems like a good idea, but I guess there are more single people than homeless people out there! And something so geographically specific needs a bigger market to play with...
