Hi everyone
This might sound a bit negative however I have long accepted the truth that I am terribly unlucky in everything I do! That includes property:
4 years ago we bought the property next to this one http://www.rightmove.co.uk/viewdetails-17406562.rsp?pa_n=3&tr_t=buy - it was advertised at £139 k but we negotiated down the price to £134k. The house is a fantastic cottage with character, in a private and quiet area at the edge of the town - however it is only ten minutes walk from the train station and the supermarket. We have a nice garden and the house backs onto the meadows that go on for some ten miles. Four years later, after the average house has gained some 30% in value, our house seems to be more or less worth exactly as much as we paid for it!!! if we judge by the next door which is for sale. This must be some record!

You love your house, it's in a nice area and close to local amenities..
It hasn't dropped in value..
Were you hoping to make 20k on it in these last 4 yrs? If so then you are not unlucky just presumptious..

actually lets have another take on this, let's say the OP was currently living elsewhere and wanted to buy this property now, would they be happy paying another £40,000+ ?0

It sounds like your location is priceless.
You can only make or loose money from a property when you sell.
If your living some where idyllic, has everything you need and want then the house value is immaterial.

Hopefully as your house hasn't been affected by the HPI it won't be affected by any HPC.
That can only be a good thing.
But who knows, post back if/when your neighbour sells, if they sell relatively quickly or get plenty of interest then I would say your pretty lucky.0 -

Maybe it did increase in value and also came back down again in the 4 years... Who knows? I'm still struggling to see why you are so unlucky?Keep the right company because life's a limited business.0 -

You're amongst one of the newer members of what will be a huge UK club.
Just the other day I was reading a tale where the sellers - wanting to move to Australia - slashed their asking price by £55,000 less than their next-door neighbour is asking in a near identical house... who as you could expect, might have been fuming angry.. together with everyone else on the road... as that £55,000 knocks all their property down.
A lot of people believe their house is worth £xxx,xxx amount, but are going to find out the hard way that it's not. Only liquidity matters, and if they have all their "wealth" locked in property and no liquidity to fall back on, they risk being given the financial kicking of their lives.0 -
Let us know how you feel in 2010 when it's only worth £105k0

Yeah Im unlucky too..... we boght a couple of months back and since then I have completely wrecked the place and its still not gone up in price!!!
