As for the OP:
- House is worth what someone is willing to pay for it... its not "as its worth more", its not sold in 1.5 years... this is quite a long time.. so either you are always 5-10k ahead of the market and hence not attractive (i.e it might've been worth 210k when you first started but as you have always been above the rest of houses not attracted too many viewings.
- Have you researched other houses in the local area town to see what they are selling for? (Right move or sold house prices from land registry)
- Sounds like you've been chasing the market down
Also what did the two viewers say about the house over the 1.5 year period?

Everyone is responsible for their own finances in the world... if you believe people implicitly then your gonna be taken for a ride and loose out eventually. It takes 1-2 hours to research your situation and seen as houses are the largest asset people have I'd guess people would take more of an interest in what the deal is with them... guess not.

sorry to sound dense, but what does CHASING THE MARKET down mean?
The two viewers loved the house, and then left no feedback.

OK, seriously rubbish Right Move listing.
-Photo suggests a tidy bungalow, but electricity pylon is the only feature that catches my eye.
-Listing says "easy access to Gainsborough, S!!!!horpe, Doncaster, Goole, M180 etc. "
"etc" seems rather offhand.
-Typo with a comma and full stop on next sentence.
-Spelling mistake on "liad"
Whilst none of that might stop it selling, it does suggest a lack of effort by the agent.
It needs as many photos as possible, a floorplan and a clear description. Read a load of other rightmove listings, see what's good and what's bad and then write one yourself.

I'm going to take a look on rightmove and imagine I was looking for a property like yours. I'll list on here properties I find in a 5 minute search.Happy chappy0 -
imagine it as a ski slope... over time a house is loosing 1k a month (just example)... so every month your house is on he market the average goes down by 1k.
I.e Month 1: Average House price: 100k Your house: 105k
Month 5: average House Price: 95K Your House for sale:100k
You've reduced your house by 5k.. but because the market is dropping also you are wasting time by not getting 'ahead' of the drops, you reduce the house by 5k but its still 5k over the market.... so...
Month: 15 Average: 85K House for sale: 90K
If you wait till Month 15... you will have sold for less than if you'd made an initial drop at the start.
Of course this relies on the fact IF houses prices are dropping... In an rising market it works inversely you'd eventually sell the house because the expectation of prices would go up.
In a declining market it would be better to sell sooner than later..0 -

Neas, you are obviously not a detail kind of person, so it would really help cut don't on the pointing and laughing if you looked a litter harder at Rightmove ads or at least read the whole thread before commenting.0

You can email your own pictures to the agent if you feel they are better than the ones the EA is displaying.
If you are desperate to sell, then I suggest a magnolia-ing of the walls would perhaps be in order. Your house is obviously very well kept but it is also of a very personal style. The colour everywhere is a little oppressive for my liking.
If I'm totally honest, I know the other one is a lot more money, but I personally find the cream walls easier to deal with. I can see the space available, not just the wallpaper
If you are leaving, you sometimes have to let go before you leave. Because of what we do, I haven't painted a wall anything other than magnolia in over five years. Now I can have my bright red gloss kitchen but that's because I'm not planning on inflicting it on anyone else in the near future!Everything that is supposed to be in heaven is already here on earth.

Ok my views on this one... Get the paintbrush out and take down the wall paper!!! I'd walk in there and look at it thinking not only will I have to replace the kitchen I also have to redecorate the whole house and re-tile the bathroom!
I'm sure it's in VERY nice condition but for people to visualise living there you have to make it as big as possible and as "plain" as possible. There are too many colours and patterns. The Kichen is very dark (personally I'd think about replacing the cupboard doors with something minimalist from ikea...) - retiling might be a bit much unless you can do it yourselves but again it's appealing to far too small a section of the buyers.
You need to think light and bright to sell a house (I used to be a lettings negotiator a long long time ago... rule of thumb unless it's a listed building - keep it simple, light, bright and try to avoid several room in one colour (like say dusky pink...) Magnolia might be dull but it's esay for people to visualise living in without having to change the decor immediately.
Garden... some spring flowers from B&Q will do - don't do too much - some people will be put off a stunning garden because they think it's too much maintenance. It mightnot stop them buying but it WILL be a negative and if there are other concerns it could make a difference
Definitely take some pictures on a sunny day... I don't know WHAT estate agent too that picture but they should all know that you do it in as sunny conditions as possible... My opinion is that there is massive choice within 10 miles. Also, on the search page in price order then this looks rather "plane jane".
I've now searched onwards up to £230K and there are properties that look similar to the OP's at those prices. I don't have an opinion on the price really.Happy chappy0 -
As others have said, people can't see beyond the current decor rather than just looking at the property for what it could be.
I really like it from the outside (even with the pylon) but some flowers would be good. Maybe even in tubs so you can take them with you!
But I must admit purple isn't my colour either. I don't think you can wrong with that creamy colour every new build is painted in.
Also the curtains stop a lot of the light coming in and make it look [STRIKE]clostro[/STRIKE] closed in.
