    As for the OP, the interor decor is important, I know you are still living in the house but painting it neutral would be better. The interior is very unique for your tastes so will be off putting for others unless they have similar tastes. Neutral colours everyone can attach to.

    Right - after 17 months I'm inclined to give you some polite, but accurate honesty.

    Bungalows are predominantly bought by people who don't want to or can't do stairs - the elderly - and your interior suggests as much. Whilst it's nice that it is well located to major motorways, it's highly unlikely that this will be bought by a younger couple and if they do, they'll want it at a much reduced price in order to completely revamp the house. The Interior, whilst very expensive to do like that - is YOUR taste, but it wouldn't be many people under 50's taste. If I bought it I'd want to rip the bathroom out immediately, then the kitchen and repaint everywhere.

    Sorry if it seems harsh - but you're looking for a niche market for your property - and to be honest are those who are 50+ going to be looking to move in this financial insecure stage - they are more than likely to have longer term jobs, family etc..., so you have restricted yourself to maybe 30% of the whole market. If you really want to make it more saleable, paint it magnolia, remove all the furniture and spend a grand on that bathroom - and get rid of curtains in the bathroom ! And the curtains throughout are way too heavy and dark.

    Hope this helps - I don't mean it to sound harsh - but more constructive.

    sounds like you need to spruce the place up a bit, or get a new (decent!) agent..

    ask them where/how they have been marketing the house, and what (if anything) they feel would help get more viewigs, and hopefully a sale.

    you could put it up for auction, but may not get anywhere near 'market value'..
    Long time away from MSE, been dealing real life stuff..

    Had a look at the Vebra listing. Why can't Estate Agents buy something like Photoshop? Doozer (and others) have commented on the interior colours but I would say that the colour rendering of those pictures is awful. Look at the 3rd and 4th picture on the Vebra listing. Please correct me if I'm wrong, but isn't it the same carpet in the same room?

    We are looking for a new house. Not in your area but we want 3-4 bed detatched, off street parking with possible garage for apart from area your home fits the criteria. I will give you my first impressions because it may help you under stand lack of viewings.

    Firstly Externally to the front the garden is mainly liad to lawn, driveway allowing off road for several cars leads to single garage' this bit is directly from the EA web brochure. This sentence is poorly punctuated and doesn't even fully make sense. driveway allowing off road for several cars??? off road what rallying? parking?? Sorry I see this and I think that the current owner hasn't cared enough to even proof read the house info so if he she doesn't care enough to do that what has happened in the house. First impressions count and for me you have already made a bad one.

    I then look at the pictures decor not to my taste but one thing that stands out is the pictures are all taken in the daylight yet the interior lights are on and still the pictures appear quite dark, is this a dark house?? It certainly looks it.

    Back to Decor who do you think will be wanting to buy your home?? 3 bed detatched with garden is a young family and looking at the pictures it really does not tick the boxes for us being later 20's one child and another on the way. I'm looking at that and thinking new kitchen, new bathroom total redecoration then i compare it to this http://www.rightmove.co.uk/viewdetails-13176796.rsp?tr_t=buy&pa_n=6&mediamode=pictures&curr_media_n=0&from_showcase=false

    and think hmm 165k for a better presented and therefore more appealing house i'll go see that instead.

    My advice would be sack the agent, re do the brochure and consider your market.

    Very tidy house, but I echo what everyone else has said wrt the decor, it is too dark and multicoloured and does not flatter the space of the house at all. Get it magnolia'd up, it will look so much brighter and lighter and generally a more pleasant, welcoming atmosphere.

    I would suggest pushing your estate agent to market the property better (why not get a friend to 'mystery shop' them and see if they are really pushing your property?) as a first port of call. Get better photos up. Get the photos on Rightmove. Get them to de-list and relist so that your house appears as a new listing rather than an ancient one. Get other agencies marketing your property if you can. Phone them up repeatedly and ask them what they're doing to sell your property, how many people have enquired recently, what have they done to chase up those enquiries, and so on.

    Once you have improved the interior to a more neutral decor and you are sure that the agent is doing everything s/he can to sell your property, you then need to look at the price, because whatever some may say, the market was not in dire straits 17 months ago, or even 12 months ago, and that leads me to think that it isn't as simple as lowering the price.

    Things to do
    • get some flowers/plants in tubs
    • get agent to take new outside pic
    • give agent 4 weeks notice
    • inside is dated....must paint living room.. looks dark
    • ditch curtains in bathroom and kitchen...dated
    • if you can repaint the hallway..light colour and white if poss for the doors, again less dated look.
    • open the curtains fully..let in as much light as poss, buyers may not like your curtains but are not buying your curtains, they can change them but difficult to change natural daylight!
    • get 3 agents in to value, tell them you to price to sell and see what they say. Ask how they arrived at xyz price.

    One of the longest I've seen at the moment :(. Still the op maybe be elderly so a bit 'traditional' in regards to finances. Its difficult to gut a place if you live in it, and some people gut it and then... change it to their standards again :P... Its human nature.
