    right then.

Things we are going to do...paint!!!

Take new photo's oursleves (on a sunny day)

Get flowers/flower pots for front garden (keep grass cut!!)

Get rid of curtains in bathroom.

Paint living room and Hallway (get new carpet)

Bit too much to replace kitchen, as alot of money which we don't have, plus everyone who sees it in natural light loves it....part of the poor picture quality me thinks.

Thanks for all your help and suggestions, we will let you know how we get on.

    Ta!

I'd think about lowering the price as well - you really dont want to go another 17 mths!

tbh - I have some knowledge of this area and for a 3 bed bungalow that needs some work (needs new kitchen - sorry, even if you do paint every room magnolia) I wouldn't pay over £160K.

Put it at £180K and you might get some viewings/offers.

    Good luck.

FWIW, I don't think you should do anything with the kitchen anyway. I think it looks like a good, quality kitchen :)

Just a quicky....we bought our house (before the days of RM).
It had been on the market for over a year and the agent had given up on it.
In the olden days, I drove around looking for boards (the one on ours having blown down ) did local paper and 'phoned agents.

I remember specifying the location; no mention. Our budget; no mention.
Asked to look through some paticulars and spotted it. Agent asumed we wouldn't be interested as it was shabby and dated...he just made assumptions as we had sold a renovated, period property.
We were buying on location and didn't care what style the property was.

Even though we have RM nowadays (how easy is it now to check out stuff?!)
if your target buyer is older, they may not do internet and are house hunting in the way I did years back.
Your agent has given up on it so may not even suggest it to people.
