lol yeh i no we have had loads of bad luck the last 5 years so it has really set my confidence back mum helped me alot and you guys gave me a push thanks everyone.
The hse is looking into the case for me and will take around two weeks to sort it all out, The hse did say the landlord may give me trouble and may try and evict me which worried me but mum reassured me they cant just evict me.
For the other things nothing has not been cleared up such as all the rubbish and glass we have outside the block and the communal hallways have nt been cleaned do i pursue another complaint or just wait for a moment ?feb wins, head badminton kit, 250g sea salt scrub

Sounds as if your property could be a bit dodgy! Best advice is to find somewhere else. Don't forget, any issues with rubbish or anything similar you can call environmental health - funnily enough they are one of the few people who can enter a property without prior consent.
Don't forget all gas engineers must be CORGI registered so it may be worth phoning them if you have a problem with an individual
Find a decent letting agent, ARLA, NAEA, NALS or something similar. Even better, find a franchised one. Why? They have decent training, good support, ongoing advice and if you have a problem you can always complain to the franchisor which often works.

Personally speaking I would be looking to rent somewhere else away from this landlord/agent.
Be prepared for trouble getting your deposit back, when did you sign your last tenancy and if after April last year is your deposit protected, if you have any problems with hassel from your landlord trying to eveict you come straight back here.
I also would like to apologise to whoever I said to, that it was a legal obligation to leave a copy of the GSC at the time of test that is not the case the 28 day rule still applies but CORGI have introduced a code of best practice and that says you should where possible fill out the form and leave it with the tenants at the time of testing.It does say if the property is empty the copy should be given to the land lord or his agent.

Our boiler doesn't have any stickers indicating date and time of check. That is covered by the Gas Safety Certificate that you SHOULD have been given.
The last time the gas engineer came to do an annual check, he left the white copy (Tenant's copy) with us. I think that is the way it is supposed to work.
We have had both - a sticker on the boiler with the date of the check, and also the white copy of the certificate....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
Thanks for all the great advice, just to let you no that the hse is now sorting this case out for me, we are currently saving for a deposit and looking for someone else to live but money is tight, so we cant move out straight away, and my son is terminally ill so its very hard at the moment, still have nt had any news from the letting agents as they refused to give me the landlords name and number, and also this is not stated on the contract.
The HSE did state to my mum it would be a couple of weeks intill they sorted it out, but they had a meeting about it and now think its a serious situation as the boiler does nt look like it has been serviced at all,feb wins, head badminton kit, 250g sea salt scrub
