Shocking isn't it? :eek: You clearly don't understand the concept of "forfeiture".This affects every leasehold apartnment including new-builds in the UK.Here is a copy of what I wrote on another thread regarding a similar issue :

Jemma - deal with the Agent if you signed the contract through them and their company name is on the Agreement.Do you pay your rent to the Agent or direct to the LL?
It is useful to send copies of letters you send to the LA to the LLs as well - the Agent has to give you the LL's address by law, within 21 days of you asking for it.
Two things with regard to them saying they may have done the check when you
weren' t there - the Agent is really digging a hole for him/herself here. This is your home and they have no legal right to enter without your knowledge and your agreement. It also is irrelevant whether they have the Certificate - they have to give the Tenant a copy when they first begin the tenancy and thereafter, within 28 days of the annual check.0 -

Perhaps the LL wants to safeguard his profit so he wont want expenses.

Yes, the LL is ultimately responsible but the fact remains that neither a LL/LA can pick or choose whether they spend money on Gas Safety Checks. They are required to undertake these *by law*, and any LL/LA who doesn't comply should be reported to the HSE pronto.0 -

Only ever seen the landlord once since i have been here heard hes very rich lol
I nearly reported to the hse the other day but was put of when they said they might evict me if they find out who complained to them i no stupid, but was scared by this, so they advised me to ring the agents to see if they had any evidence of certificates which i had the bottle to ask about today when i phoned.
But then she said they may of come into the property when i wasnt here to check on them.feb wins, head badminton kit, 250g sea salt scrub

Update on my situation, i rang the estate agents today and asked for my gas certificates that were done if any could be sent to my place to see what work has been done on the boiler, apart from that from what i can see nothing has been done on the clean up of this place.feb wins, head badminton kit, 250g sea salt scrub

Totally irrelevent and incorrect there is something to see(the tenants copy of the test certificate)it is a legal requirement for the plumber to File one copy , to give one copy to the landlord or his agent and to leave one copy with the tenant.
In my book the fact that there was no copy left at the house means no inspection was undertaken. I would be very suspicious if the agent produced a copy now. Are you saying the landlord owns the agency too. You say he owns all the flats in the block does he also own the freehold too.
If the above is true, you can bet you won't get anywhere through the agency then. However I can't believe he would be so stupid as to not sort GSC as not only could he personally, as the land lord be prosecuted but also be prosecuted through the letting agency.0
