    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    if someone was letting themselves into my home and snooping around my stuff - AND breaking the law by so doing, i would have no hesitation at all about changing the locks - for my own peace of mind and my "quiet enjoyment"

    This landlord is not simply guilty of "cheesing OP off" - this landlord is consistently breaking the law.

    Since OP is moving soon - and this LL woman is clearly bonkers - who knows what the woman will do at the end of the tenancy - "maybe claiming damage to sink-guards" !!!!! or "too deep impressions in the carpet" ........

    If OP has an inventory - i'd change the locks and have a few quiet weeks before moving out.

    this business about should LL have keys or not has been dooooooone to death on here - i do not know of any case law re keys - a good landlord, (holding keys) will never use them without tenants permission (altho its MOST useful to have keys when tenants lock themselves out - otherwise LLs can charge tenants emergency locksmith callout charges to replace lock and keys).

    When you move out and have the carpets cleaned if you put an ice cube on each indentation and leave it to melt the indentations will go. If they are very deep and been there for years they may need a bit of a brush.

    Although I know about this I am not related to this batty Landlady but I do have to deal with them on a regular basis because of my business and you would be surprised how many Landlords there are out there that are as mad as this one whose whole lives revolve round dents in carpets and un puffed cushions

    Whether or not you puff (is that how you spell it) your cushions throughout your tenancy I am sure that they will respond well to a final 'puff' when you go without them coming to any lasting harm

    Right that is 2 very major problems solved!

    There is a Landlord I came accross, dead now thank goodness, but her daughter is now just as wierd, used to take photos of everything, even down plug holes. She was about 90 but a real witch, she was in a wheelchair but used to crawl out of it on to the ground on her knees to take photoes from all angles of the grass and every plant and flower in the garden from every angle, literally hundreds of them. If the tenancy started in January when there were no flowers and the grass wasn't growing and then the tenancy ended in the summer she would insist that the garden was returned to what it was like in January and would get her gardener to cut everything down when it was at it's best and make patches on the lawn as it would be in January and had grown over in the summer and looked nice. Obviously the tenants were charged for this

    Another in a furnished flat moved the heaviest bed I have ever seen and pointed to the indentations on the cream carpet and asked what the green marks were, I told her they were holes where the legs of the bed had been and the green was the underlay showing through, she asked if the green would clean off and I repeated that they were holes and you couldn't clean holes, she then asked what she should do and I told her that she either put the bed back into the holes or bought a new carpet. She insisted that the tenant should have had the carpet cleaned, she did that was what I was doing there and the Landlady inssited she watched us do it again because she was sure they would clean up. I thought at first that she was trying it on but looking back I think she was batty

    I don't think the house had been touched for 50 years and she had photoes of every mark. The check out would take about a week!

    I will have to write a book!

    Could you leave something like a tube of KY jelly and giant dildo on the draining board? It might distract her from the sinl/cushions/washing machine and she might be too embarassed to say anything at all OR she might say something (which by her past performance is going to be worth it for a laugh!)

    Having worked in the US, they have a great system, people are generally courteous, LLs stick to the rules, people don't cut you up on the roads.... basically if you treat people badly, the 1 in 10 000 who gets really upset by having their home invaded by some nutcase cushion-plumper gets their brains blown out and it sort of makes people think twice.... there are some things I miss about the gun culture....

    The point is it's their home they are entitled to do what the hell they like in it while they are paying for its use - as long as it gets handed back in the same condition given fair wear and tear (perhaps the wrong phrase after mentioning KY! :eek: )

    Every sympathy OP-having suffered years of dodgy landlords, I hope you get this sorted, and hang onto your deposit at the end of your tenancy (which will be pretty soon, by the sound of it!) Will you need a reference from her for your next let, or will the letting agent provide that for you?

    My worst LL used to let herself in when we were out to use our washing machine, and on one memorable occasion, the shower. Memorable as I was actually off work that day and got up quite late after a lovely sleep to find her naked, post-shower, in the kitchen with a towel turban round her head, and wearing my slippers. Apparently her boiler was broken and she didn't think we'd mind. Mental didn't come close to describing her...

    At the end of the day, going back to the original post,

    Yeah respect the property..

    Is it your Washing Machine? If you ruin it, you should pay...Its over £200 for a w machine you know

    Would you treat your products like this if you bought them....Didnt think so.

    Have some respect...............

    Some things are over the top, but some are fair enough

    Tenants think they can treat one's p[roperty like c..rap and get away with it...

    Why?
