    I'd be inclined not to chase up where the deposit is held as if she deposits it now a court maybe more lenient... if she can't answer the question when it comes to returning it in full.....

    :rolleyes: This is what I meant about tit-for-tat. IMO the LL just needs to have her behaviour firmly nipped in the bud and everything setting onto an even keel so people can get on with their lives. It may not be necessary for everything to become a battleground. Whether you are a LL or a Tenant, the more reasonable your own behaviour, especially in the face of nutty/illegal behaviour by the other party, the better it is.

    As any well-trained Customer Services Manager will tell you, the nicer/calmer you are when setting out your case to the more highly strung members of this planet the harder it is for most people to carry on with their appalling outbursts.

    Why give yourself the stress of a looming late-onset battle over the return of your deposit just at the point when you're trying to leave the strange LL to her plumped-up cushions? Its in the tenants' own interest to get the LL to get the deposit registered asap.

    Hopefully, all this whole situation needs is a simple letter saying something along the lines of "it would surely be better for all concerned if there was a good relationship between us and on that basis we'd like to clarify the following issues so that there are no misunderstandings and we can all move forward: a,b,c, etc. My understanding of the application of the law is that "this" means "that", so we'd appreciate blah, blah. You could enclose a leaflet on the deposit scheme as a "helpful gesture" ;) , and once she realises that her own errors have the potential to be a tad more serious than drain covers she'll probably shuffle off and try to control someone else.

    That won't make any difference. If she has missed the 14 day deadline of putting the deposit into one of the schemes, (14 days from when she receives the deposit, not when the tenant moves in) the 2004 housing act states that the judge must order the LL to pay the tenant 3x the deposit.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    About the gas inspection, find out what day it is going to be, tell the LL she can do it, and then book it off work anyway and conveniently "fall ill" on the day. I'd like to see her face when she realises she isn't going to be able to have a good snoop....

    This Landlady has far too much time on her hands. If you have not heard where your deposit is I would ask and keep on asking, maybe reminding her you are a solicitor so all her time is taken up worrying that you couol get 3x the amount. I would definitely let the gasman in your selves or find someone to do it for you, don't let her in

    I really think that the best thing is to turn the tables and give her something more serious to worry about than puffed up cushions, she is nuts

    Letter drafting is under way!!! I will let you know what happens. Her hubby is an accountant so I expect she has done it all correctly but it will be nice to see it in writing.

    With the gas I would love to be there but it is scheduled for a day when I am in court and my flatmate is away so I guess I will have to leave her to it. What I will not allow is another 'inspection' following the gas check to point out all of the things that she found during the inspection.

    She's mad I tell you! I pity her husband more. :-D

    So long as the gas service/certification gets done within the necessary legal timeframe you are entitled to re-arrange for a time/date when you or your flatmate can be there if you'd prefer to :)

    I always arrange the appointment with the company directly - easier than through 3rd party.

    So try to find out who's doing it it and say you will arrange the appointment yourself - and she does not need to know when
    Although easier said than done!

    have sympathy for you, I had trouble with LL in the distant past.
    Will keep an eye out for any updates concerning the peculiar landlady!
    I always wanted to be a procrastinator, never got round to it...

    We don't put liners in because we don't use the bin. It is so small it's useless so we use a black bin bag and take it directly to the skip.
