Thanks. I will do.At the point of doing the inventory we had both given notice on our previous flats and essentially were too far down the line to pull out. I know we could have but I suspect we would still have had the same difficulties when it came to deposits, we would then have had to find deposits for an alternative flat, and of course hotel fees for any intermediary time. It just didn't seem worth it.0 -
Please do ask her where she has lodged your deposit (i.e. in which scheme) as legally she is obliged to do this. While I wouldn't advise going after her for 3x deposit if she hasn't lodged it with a scheme (since AFAIK the law is as yet untried in court), the legal threat could at least convince her to offer you your deposit back without so many quibbles.
I can't get over the "puffy cushions" thing either...this woman cannot have much in her life to worry about if these kinds of things get to her!
Regarding letting her in for gas inspection, I believe this is one of the few things you are obliged to let her in for, unfortunately, however it is *not* an inspection and it does not give her the right to start nosing around the rest of the house. So if you do have to let her in to do this, make sure she doesn't do anything else *but* that.
I don't know whereabouts you are but £1300 pcm for a 2-bed flat sounds steep to me, even in London I would have thought you could do better than that...and find a less crazy landlady!0 -
We have a sink guard. After the water drains - can take months, I empty it into the sink and wash it down the drain. Does Mrs GG's head in!

Your landlady shouldn't be doing the gas inspection it should be a corgi registered gas engineer......and don't forget there are regs for that which require YOU to be given a copy of the report.
Make sure you are there for the gas inspection and only let the engineer into the property.....let the landlady wait outside or in her car.0 -
you must write to her asking her which tenancy deposit scheme she has lodged your deposit in .... and write again if she does not respond.
Why has this board suddenly become REALLY wimpy about deposits not being returned ???
Come on all you tenants - you have moaned about bad landlords long enough and now you have the Law on your side - which is REALLY clear - - perk up - get off your complaceny-couches and get on with taking rotten landlords like this to court - as soon as there are a few more cases in the papers word will spread and idiots like this may well leave the BTL market or employ an agent who knows his job.
if your deposit is not lodged - she cannot issue you with a Section 21 notice to quit either .............
do NOT let this woman treat you like this - if she has OLCD I'm sorry - BUT - you must not let her rule your life.

if the deposit is not lodged with a scheme - the tenant takes the LL to small claims court (£150 fees) and the Judge HAS to award the tenant 3 times the deposit - thats the 2004 Housing Act - Tenancy Deposit Regs.0 -
I feel for you...although my landlord hasnt done none of what your landlady has done, I ve had a lot of problems in regards to repairs and his actually being abusive to me aswell as his wife.
My previous council paid my landlord the deposit which they get to keep as I was becoming homeless so the council paid the deposit which they have cashed as it was paid by cheque. The tenancy agreement states the rent is due on the 1st but the wife always rings me more than a week b4 it is due asking for the rent early so her morgage gets paid but its housing benefit that paid me. So its not in my hands. They have a office above our flat and make so much noise, environmental health have now issued them with a letter for not doing the works and also i took the flat as a 2 bedroom but environmental health have said one of the bedrooms clearly is not a bedroom as there is no window or ventilation, the landlord stated on the tenancy agrement that its a 2bedroom and he gets £800 a month for it, when clearly he should get the one bedroom rate but then I have been told I would be liable to pay the difference back to housing benefit. Its not fair.
My advice to you, is to find a more suitable home with a landlord/landlady whos not going to be like the one you got now. Start viewing places now, if you dont get your deposit back, dont pay the rent.Goodluck x0 -

Firstly you have a right to enjoy the property.
Let her inspect again id she wishes, and serve notice if she wants.
What you have said tells me you won't be getting your deposit back, so you might want to stop paying rent during the notice period and withold an amount equal to your deposit0 -
I have just realised that we have two sink guards in the kitchen and two "guards" on the drain outside the kitchen.
The sink pipes still become blocked every three or four weeks - so out comes the plunger.
The drain became blocked a couple of weeks ago in very cold weather - two causes:- leaves slipped under the slate drain guard cover and "silted" up the drain guard grill
- also fatty gunge had nearly blocked the U-pipe.
I need a control freak to get me in order... but not your landlady.
Get your Chapter and Verse on the penalties for not complying with the deposit regulations.
